Annual Influx of Available Resale Contracts

I *thought* it occurs somewhere around maintenance fees coming due...cannot remember....getting old.....

SherylILC, I believe that IS the case with traditional TS's like w/Marriott for example. Reason being, they do not have the nice option of paying your annual dues on a monthly basis. I know I sure would not want to pay the chunk of money my DVC dues are all at once! A lot of other TS require owners to pay those fees annually so it's a lot all at once. :crazy2:
 

Historically, you'd see more contracts being listed between November and February than other periods of the year. That usually was accompanied by a slight discount in asking prices. This last November to February, there were more contracts listed, but prices held steady and then increased once Disney implemented its new direct purchase prices for sold out resorts.

The time to look is always. The time to buy is when that "Cinderella" contract appears that's perfect for you.

Typically we will see more resales coming on the market the first six months of the year versus the last six months of the year. I believe when the annual dues bill goes out in January is serves as a reminder to some members that are not using their points to consider selling their membership.

CraininPA hit the nail on the head......best time to buy is when you find the listing that best fits your vacation plans!!

I certainly appreciate the opportunity to pay for membership fees and maintenance dues on a monthly basis. Disney offers that which makes it much nicer. But I also own other timeshares and some of it like WorldMark also offers a monthly option. I would become extremely unhappy if I had to come up with that nice chunk of change that these dues represent, if I had to pay it all at once.

I think it would definitely be a factor that would be likely to induce more people to dump their contracts. Maintenance fees or membership dues are probably the single biggest problem with most Timeshare.

I own another TS that I love and they offer no option except to pay annually. :crazy2: Only read downside to that TS. :cutie:
