Annual Dues & Taxes Question - please help! :)

My DH and I have recently taken the "tour" with DVC at WDW. We have all of the paperwork and numbers and have taken all of this home with us so that we can crunch numbers and see if joining DVC is right for us. I do have one question that I just realized I did not ask our DVC guide.....

On the sheet that was given to us with the prices per point and incentives, it also has a column that gives the price for 2010 annual dues. For example on the Animal Kingdom Villa's sheet it says this cost is $4.9496/per point. My question is.....does that price also include the taxes?? Or is that ONLY the dues cost?

A portion of the annual dues are for property taxes.

The property taxes are listed as Ad Valorem Taxes.
