Annual Dues Statement Question

Received my 1st Anual Dues Statement today...so very confused.

We purchased a resale contract @ VWL & did an add on on BWV, thru DVC.

The Statement only references BWalk @ a rate of 4.41/point for 2005. The monthly debit didn't match up w/the number of points I have (i.e., larger, but not enough to cover my VWL points @ 4.35/point).

When I called MS Accounting, I was told that the amount they're requesting represents both BW & VWL. When I asked her if she was sure, she replied that they don't make that kind of mistake. :) According to my calculator, I'm underpaying approx. $7/month.

I also ran the numbers based on paying 2 years of dues, since I received the '04 & '05 points...that didn't work either (my guide indicated I didn't owe dues until '05 UY).

2 Questions:

1. I assumed you determined your monthly dues by multiplying your number of points by the rate, then dividing by 12.

2. If the rate increases for '06, when does my monthly fee change, with a UY of October?

I hate to think I'd be underpaying for a long time, then have to make up the difference in the future - any thoughts on this?
 
It's a little difficult to tell from the information posted so far, but don't forget that MS will prorate your dues for the add-on based on when the purchase was made - so you won't owe an entire 12 months of dues. As for the resale, the dues had to be up-to-date in order to close, so you may not owe anything on those beyond what your resale contract allowed. (The seller would most likely have been responsible to pay those fees and you re-imbursed them with your purchase- dues are due in January unless you opt for the monthly auto-debit.)

As for the 2006 fees, they have nothing to do with your Use Year- they are annual and based on the calendar year. They will be due in January, 2006 unless you arrange to pay them on a monthly basis using autodebit from a bank account. They have nothing to do with your Use Year - only the calendar year. Any increase (or decrease) in the annual fees will be reflected in your statement (usually these are sent out at the end of December) and will be for the entire calendar year. They have nothing to do with your Use Year - only the calendar year.

MS is probably correct- and you are paying exactly what you owe.

What was your agreement with the prior owner on the resale? They already paid DVC for this year (or at least 9 months worth).
 
DebbieB - @ Resale closing, paid all '05 dues but none for '04 (fair, since I got '04 & '05 points).

WebmasterDoc - ran the numbers as to pro-ration for the BWV dues for the remainder of the year and that figure, roughly, corresponds to the amount I'm being auto-debited in November & December.

The wording in the statement confuses me (and the reason I called MS) is this section: "...Your bank account will be automatically debited for $XXX on 11/01/05, and for $XXX on the 1st of each month beginning December through December. Any amount owing for previous years is included in the first payment amount..." Note that both dollar amounts are the same.

The CM stated that this is my combined dues payments for BWV & VWL. She said that will continue being debited next year - adjusted for dues increases. :confused3 I'll call again tomorrow, it just doesn't make sense.

Just to make sure I've got this down: In late Dec I'll receive a new statement that will indicate what my new monthly auto-debit will be...both are Oct. UY, I assume 1 debit will occur? TIA
 

If the prior owner did not ask you for the 2004 dues, you don't have to pay them. The other owner already paid DVC for 2004, DVC would not bill you. All DVC is going to bill you for is the pro-rata for the 2005 BWV dues. In January, you will get billed for both BWV and VWL for calendar year 2006.

January payment, Dues are paid on a Calendar year basis, not paid ahead for the use year.
 
Thanks for straightening me out. Probably should have asked to speak to another CM/supervisor to clear up my concerns earlier.

If you paid all the 2005 dues at closing, you won't owe any more dues for VWL until January, 2006. The prorated BWV dues are all you should be paying for the rest of 2005. You will get a new statement at the end of the year for both resorts. It will show what your autodebit will be for 2006. The debit will probably be itemized in your bank statement.

My new theory on how to get a straight/correct answer from WDW (DVC, CRO, DCL) is to:

Call 2 different times and ask the same question

if you receive different answers:

call a 3rd time

the correct answer is:

the one with the most votes.

majority rules - right?

From reading other posts on different threads I know I'm not in the minority with this line of thinking...yes, I know the CM's are busy; but it's their collective responsibility to answer all questions correctly. I don't want them to use a crystal ball, I'd prefer they'd ask a supervisor when in doubt. Yes, I do document all conversations with WDW now, but what good does it do you when you receive blatently incorrect info? :rolleyes1
 
I believe DVC also estmates your annual taxes when they start each year.
If it turns out that actual taxes paid are less than what they estimated they carry over the overpaid amount to reduce your dues for the next year.
This could be another reason that someone's monthly maintenance charge does not exactly equal points x maintenance fee per point.
