All of AKV in Jambo House has been declared

Does this mean that by purchasing 02-07-08 we barely made in to being able to use our points right now (we have already booked a Christmas trip). Does it mean anyone buying into the Kidani phase will have to wait until 7 months out to book those?
 
So what are we all going to do? Try to book day by day at SSR or OKW in late april/ early may when the 7 month window hits?

I am hoping at the 7 month window some people choose another resort!

I'm hoping for the same thing, I'd really like to be able to stay in my "home resort" for my first DVC trip. Just wondering if I should hedge my bets by getting a room somewhere else until the waitlist comes through...(positive thinking will make this happen!)
 
I don't think this is quite true. DVD doesn't normally sell points until after the units are declared into the condominium. Now that that last units have been declared, they can sell points associated with those units.

So after the points associated with these recently declared units are sold, then DVC will either have to stop selling until there are some units ready for occupancy at Kidani or go into some type of "pre-sale" mode. If they do that, those buying points associated with the Kidani building will not be able to use the points until after their Kidani unit is ready for occupancy.

We bought in August but our unit was not open for bookings until Decemebr 1st, so that was 4 months of not being able to use the current year points, luckily we could use the developer points :)

If you own at AKV, you have 11 months at both Jambo House and Kidani Village. It's not based on where your unit is located. They will also be unique booking categories so you will know when you reserve which you will be staying in.

How long can you finance them for? Is 10 years out of the question?

June or July would probably be easier since the higest time of DVC is different than regular resort bookings. A lot of DVC members choose to go during low crowd season if possible and not summer.
 
Now that all of Jambo House has been declared, all the AKV sales from this point forward will have points that can't be used until Kidani Village is ready to be declared. So, new AKV members will have a wait before they can use their points until construction catches up with the sales.

It won't have any impact on June waitlists, as everyone with dvc points can now book June (we're within the 7 month window).

Any idea what the approximate wait would be? I don't know how quickly these buildings are typically finished.

Yes they should be

currently 10.75% is the preferred rate, as long as you agree to having payments electronically removed from your checking account monthly. Otherwise it's 11.75%

How long can you finance them for? Is 10 years out of the question?

10 years is the max length if financing through Disney. There's no prepayment penalty- simple intrest compounded monthly. Not sure what that means, but my accountant said it was a good thing :)

Thanks for the responses to my questions. 10.75% seems steep, but I guess it's basically uncollateralized? Makes sense in that case. Or maybe I'm just spoiled by mortgage and new auto loan rates over the last 15 years.

We're unfortunately locked into late June or July as my DW is an elem school principal. Having DVC would ensure return trips and at least help us to feel like we don't need to do as much as possible on every trip, constantly wearing ourselves out!
 
10.75% seems steep

If you put 1/2 down and finance for 12 months the interest rate is only about 5% or 5.5%.

Oh, and I didn't want to scare you about being on a June waitlist for AKV. I only called for a reservation last week. I'm sure you will have no trouble at 11 months or even 7 months for a June or July reservation.
