There is a AK resale going for $101 per point. I am surprised that one is already listed. :confused3 Any takers?

At that price, somebody could be making a heck of a profit. If they got the Double Developer Points, used them for a trip, and now are selling it for $101, that would be a very, very cheap vacation potentially.

Do you think it will sell?

I do think it will sell, as its a 100 Pt contract and it could sell to a non-DVC member who wants to get started with a smaller contract and loves AKV. All of the points are there, so its a decent deal. The person could have gotten the double points or even taken the $ deal. I think its priced appropriately.

I think it would be cheaper to buy from DVC direct considering you can get double DP 104 or pay 96 a point for the same and the closing costs will be less.

Now that changes everything
time will tell

All that means is that there is some negotiating room, perhaps. They didn't pay closing costs (new member can't get in with 100 pts. at AKV direct from
Disney). It's even possible that they got the discount and the Double Developer Points. If so, they could sell as low as about $90 (without closing costs factored in) and still make a small profit. I do think it will sell at close to the asking price to a new member.

Hmmm, I'm thinking that DVD will ROFR it if it goes anywhere significantly below asking price. Maybe even snag it if it goes to a (new) non-member at asking price. Why wouldn't they?

If I had the cash to spend I'd love to buy in at AKV w/ a small contract. :surfweb:

yep. 2 things my wife and i orignally wanted. to buy in at 100 pts and have it be at AKV.

So, why are we not gonna call and get this one.?? I think we finally have agreed to just do the 160 buy in thru DVC when we make our trip in 4 weeks.

2 weeks ago, we'd be buying this one i guarantee it.

Another broker has 3 AKV listings;

50pts-$104
100pts-$101
150pts-$97

Wow. I have a 25pt AKV contract. How much do you think that would sell for?

('course I couldn't sell it before February...)

I don't think they will make much if any profit as they would need to pay broker fees which are typically 10% and they probably paid MFs. So...

even at 101-10=$91 per point

I think you will see a lot of 50 - 100 point contracts from AKV. People are buying 2 - 50 point or a 100 point contracts, using or renting double developer points, and selling the contracts after it closes. They can potentially profit about $1000 or so. Example: Buy 2 - 50 points contracts, recieve 200 developer points. For easiest explanation we'll say they rent for $10 per point = $2000.00. Sell 1 - 50 point contract for what they paid $104 per point = $5,200.00. The only loss is a 10% commission on the sale.

$2000 - money made renting developer points
-$520 - 10% commission to broker of sale
______
$1480 profit. Plus they still have a 50 point contract at AKV. If you subtract the profit from the remaining 50 point AKV contract that they are keeping:

$5200.00
-$1480.00
_________
$3720.00 = total cost of 50 points at AKV. $3720 / 50 = $74 per point. That requires a lot of work, but seems like it would be well worth it.

Wow, that is a lot of work! And I just bought DVC so that we could have years of great vacations at WDW!

If someone purchased a 25 point contract at full price
How long would it take to sell & recover their $2,525?
