Advice wanted: which contract would you go with?

I found out from my guide that there are points left at HH in my use year. We are now trying to make a decision between the resale we found and going directly through Disney. Here are our options:

First of all, we already own 100 HH points and were looking for more points so we don't have to bank/borrow each year.

1st option: 65 points through Disney using MB. Total cost is $4550, after MB. Comes to $70 per point, not including the prorated dues, which should be less tha $50. These are all the points we really need in order to get a 2 BR for 5 days each summer. Points immediately available for using.

2nd option: 80 points through resale. Same use year. Total cost including all closing costs: $5415, or $68 per point. Slightly better deal $ per point, but more points than we really need. Might be nice to have a few extra to play with in case we ever want to do the grand villa, but not necessary. No banked or borrowed points, 1 - 2 months until we actually close and the points are ours to use.

Any good reasons to choose one option over the other? DH says resale, I say make it quick and easy and go with Disney. Would really appreciate feedback to help us decide! Thanks!

For that small difference, I would buy from Disney...as you said, quik and easy. I don't think the extra few points will make the difference of getting a GV.

Just curious, how would your points be available immediately if you are planning to take advantage of Magical Beginnings?

With closing costs and the fact you don't need that many, I'd go with DVC direct. Remember you already have a handle on how many you will use.

Thanks for sharing your thoughts! When I said the points would be available immediately, I really meant that I could book the 2003 points for next year now if we went through Disney. I wouldn't be able to do anything with a resale until we close, which could be anywhere from 5 - 8 weeks according to the woman I spoke with at The Timeshare Store. Hope that makes better sense!

Now that I have more time, let me expand. You have already established your habits and if the 65 is fine for you, that is a consideration. 80 is not enough extra points to make it a problem though and worth considering. I don't think the cost difference is worth worrying about but the points availability is. If you get all of the 2002 points with the resale, the $68 pp includes the closing AND you don't have to reimburse extra for this years fees; that is a fair deal. If the $68 resale doesn't include both closing AND maint fees, you better be getting more available points with the resale to even consider it. Give us the use year, points availability, closing costs and maint fees agreement and we can be more specific.

OK, here is the actual breakdown:

There are no 2002 points available, but the full 80 would be available on March 1, 2003. Our other contracts purchased through Disney (we also have points at BWV) also have a March use year.

The cost for just the points comes to $5040 ($63 per point), with $375 in closing costs. When added up and divided by 80, it comes to $67.68 per point. I asked if there were any other fees in addition to this and was told no.

I would not need to pay 2002 dues, but would be billed for 2003 dues in January.

Anything else I need to consider?

Sounds like you are getting a fair market value deal through the resale. I would go with the resale. Although it is not a lot of extra points, 15 pts is almost 2 nights in a studio depending on the DVC resort and time of the yr for your stay! Or if you bank the 15 pts in 2 yrs you have enough pts for an extra night in a 1 BR to add on to a vacation!! Also you do not need the pts immediately so waiting a couple months is not a problem. I would definitly go with the resale, the few cents extra it will cost you in annual dues for the additional pts will be well worth it for extra nights at WDW!

I see it as a wash overall, especially if you get title insurance, which you should do. Since the 65 points better fits your needs, you will have exactly the same points availability (March 03) and almost equal dues; why complicate your life with even the small risk and aggravation of buying resale. What if the sale falls through? What if the points don't work out exactly as expected? You're saving no money resale so it's not worth it to go that route. Plus you can make reservations using the 2003 points within the 2003 use year from the word go. It's definitely not worth going resale to save about $200 at most, even if you're going to pay cash. If you sign or or after 1 Nov, you will have only 2 months of dues instead of 3 for this year.
