You have a short time frame. Make a decission and get started would be my first advice. Be sure to get full payment. The best way to get immediate payment is to open a PAYPAL account (its free to open). i would also advertise PAYPAL payment required. If you can not rent the reservation, as a last resort (to losing your points), you can cancel the resie and the points will go into holding. Good luck.
The only problem I see right now is that finding something a month out is very difficult for DVC reservations.
When you rent a reservation from a member, you and the owner will agree on terms of the rental, payment, etc.
The biggest advice is to read up on things and understand the difference between renting and getting reservations through Disney. One big difference is mousekeeping. You don't get it daily with DVC stays. In addition, you would not qualify for any of the discounts that Disney may come out with for your time frame (ie: free dining).
The cancellation policy will most likely, with such short notice, very strict (ie: no refunds at all) as reservations that are cancelled less than 31 days out cause points to go into holding, which puts restrictions on them.
