Advice on initial purchase

In looking at points required for the time we usually go to WDW and adding in enough points to take an additional long weekend in the summer, I come up with a total of 435 points needed to take a week in Oct or Nov and a long weekend in June. I am basing that on AKV points and booking a 2 bedroom for the week trip and a studio or 1 bedroom for the long weekend.

Would it be better to purchase an initial contract of 160 points and then do add ons or purchased 3 160 point contracts?

What would you guys reccommend?

Smaller contracts do seem to have a shorter time on the resale market...so I would go with the smaller contracts. If they are all the same UY and under 1 master contract the points are easy to keep track of. (We have 9 parts to our contract with 200 points in the largest part. Not planned, we have had bad cases of add on itis.)

My first contract was for 210 boardwalk points I then added 100 bcv and Now i am adding 200 AKL points .

I do use my membership to the fullest possible I have a fameily of 4 and normaly go twice a year in a 1 bdr perfered view

So I have a total right now of 510 points and that is just enough so if i want I can get a grandvilla for a week .


Keep in mind that 100points or less are realy useless for the 11 month window as if your staying in a 1 brm or bigger for a week

If you can afford it get a base of 200 or more points

But that is just my opion

Hi. I'm a newbie, but I've been reading about DVC non-stop for a month so I'll chime in...

The smaller contracts sell much faster on the market and you can also divest in smaller increments if you don't have such large contracts. So I would get one master contract and then get 2 to 3 smaller contracts (160 + 100 + 100 + 75) or (195 + 120 + 120).

Finally, I figured I'd ask: Do you definately want AKV? Have you considered resale contracts?

I just bought a small contract resale but didn't pay much less than I would if I'd bought from Disney (just with a lower minimum). But I see all the resale brokers have large contracts that can save quite a bit from what Disney is asking (if you can get through ROFR). Of course, AKV has a longer term....

I am mainly looking at SSR and AKV because of the extended ending dates. Out of the 2 I think we would like AKV best based on visiting that resort. We usually spend the evening hanging out there after our AK park days when we visit. The extended ending dates are not a big deal for me or my DW (I am 38 now, DW is 36) but we have 3 dds (16, 10, and 8) and eventually I would like to have enough points to divide between them. The ending date would matter more in that sense. Or at least that is what I am thinking now....:goodvibes
 
If you are thinking about willing the points to your three daughters someday then it definately makes since to divide up the points into seperate contracts. Remember, if you buy one large contract of 435 points I don't think it would be allowed to divide that up between your daughters. Now, maybe all three names could be put on it. But it may be better for them to each have a contract with their own points. Just a thought.
 
Smaller contracts are better just in case you ever want/need to sell one or more. Remember that long weekend is a killer on points. I would calculate how many points I needed without the weekend stay and buy that number of points. The weekend stay I would try to use the member cash discount price or if I couldn't get that then I would just rent the points I needed.

If you do, OP, I would buy the first 160 pt contract, then add-on the other 2 since you don't pay closing costs on add-ons. Would save you $600 or so.

I agree with the others in any case, do 3 160 pointers so you can separately will them to your children.

Closing costs on a resale are on a per contract basis. That being said, many sellers will negotiate the closing costs. We did that with our two contracts so that we split the cost with the sellers, and in effect - only had to pay one "full set" of closing costs for both contracts.

It all depends on the seller - worst thing they can say is no - but if you never ask, you'll never know!

Oh sorry, I meant direct through WDW. I know you pay closing costs on your initial contract but I wasn't sure if you split into 3 contracts that you bought all at once, if you would pay closing costs on all of them, or just one.

Resale, of course you pay on each contract you buy.
