Advice on DVC resale timelines....

Hi!

My DH and I are starting to lean more towards a DVC resale at the VWL, instead of waiting for the Contemporary DVCs to become a reality. We love the WL and can get more points for the money.

We have seen several good VWL resales on the Timeshare Store website, and are seriously looking at purchasing a resale of 200 points.

My question is - Is there a waitlist just to make an offer on one of the VWL resales on TTS? If we were to email them for one of the 200 point resale contracts, about how long would it take just to be able to make an offer? I do understand that the ROFR and closing can take a while....I just don't fully understand how long it takes from when you contact them about a resale listed and when the offer is made.

I used them about two years ago....

They don't have a waitlist, but the will put you on a "will call" sheet. The timeline is going to be affected by you and the seller. If both are completely on top of it, it can be submitted for ROFR in a few days; if not whatever delays occur affect that timeline.
 
When you see one, that works for you...jump! Especially if it has banked points. I would even call the resale companies incase there may be a contract that hasn't been posted on the internet yet. You can make them an offer immediately. We called about a contract and made our offer in the same phone call. They got back to us within a couple of hours that it had been accepted. I think it is the only part about resale that moves quickly!!
 
We have got to the ROFR stage and to submit an offer took only a couple of hours to get a response. We saw the Vero Beach contract, submitted an offer on the phone from the UK, TSS rang the seller, submitted the offer, the seller said yes and I heard back in the UK two hours later!!!! Contracts came through via the internet (email) two days later, we read through them and faxed them back after signing a couple of days later. We also then sent the deposit via wire transfer.

On that same day we wired the money and sent the contracts back via fax, we were submitted for ROFR. That was last a week ago last Friday and thus today is the ninth day. We are waiting now for the yes or no for ROFR and when this comes through, TSS say our contract should close by 18 August or sooner.

When we saw a listing with Timeshare Store I just called right away and my offer was accepted right then and there. ROFR took less than a week for us (I believe it was four days) and then the estoppel process started and that was the long part. From start to finish, we did an add on at AKV and our offer was on 3/31 and we closed the first week of May. It took about two more weeks after that before the additional points showed up on our account.
 
You did not say what UY you wanted but there is lots of availability for what you are looking for

TSS is good I dealt with Scott and he put me on his email list but did not have availability for what I wanted, they have a few now but they are light on current points; here are a few more that seem to have good reputations

Here is one which I do not know a lot about but they have some good $ on DEC 150s (well below expected ROFR) but would be a good “bargaining reference”

My contract came on line at 10am I made the offer at 12 and I had a response from the owner within the hour, contracts were faxed and we both had them back that night so the package went to DVC the next morning.

Can I add on a question to this thread? You are all saying your offer was "accepted." Is this like regular real estate where hte list price is not necessarily the sales price, or do you just make the offer for what is listed on the website?

You can always offer lower than what is listed, the agent will usually be able to tell you right away if the seller is willing to accept less. You don't want to lowball too much because you run the risk of Disney exercising ROFR if the price is well below what they would sell it for. We were already getting a deal, so we offered the full asking price.
