Increased Rental Reimbursements

Folks might be interested in the increased payouts David's is offering. Quite a bit of a jump for a lot of resorts. I know dvcrentalstore.com has increased their payouts recently too, although you have to create an account there to see what they are currently paying (which is dynamic and can change).

Here are the dvcrequest.com payouts from the website above.

You receive the platinum rate of $23.00 per point for any reservation secured in the Home Resort window of 7-11 months, at the following resorts:
  • Disney's Beach Club Villas
  • Disney's Polynesian Villas and Bungalows
  • Disney's Polynesian Island Tower
  • The Cabins at Fort Wilderness
You receive the premium rate of $20.00 per point for any reservation secured in the Home Resort window of 7-11 months, at the following resorts:
  • Disney's Boardwalk Villas
  • The Villas at Disney's Grand Floridian Resort
  • Disney's Aulani Resort and Spa
  • The Villas at Disneyland Hotel
  • The Villas at Disney's Grand Californian Hotel
You receive the regular rate of $18.00 per point for any reservation secured within 0-7 months of check-in, if your points are expiring within 7 months, or if your Home Resort is one of the following:
  • Disney's Animal Kingdom Villas
  • Bay Lake Tower At Disney's Contemporary Resort
  • Boulder Ridge Villas at Disney's Wilderness Lodge
  • Copper Creek Villas and Cabins at Disney's Wilderness Lodge
  • Disney's Riviera Resort
  • Disney's Old Key West

But seriously this is great, I love ssr getting $18, the $15 pp dvcrs was offering was way too low considering you can use the points anywhere unrestricted and having to hunt for a decent confirmed reservstion to get more money isnt ideal so I love this option!

I guess owners weren't budging ive seen a lot of rental requests sitting on dvcrs. I think riv is too low, restricted resorts should be $23, just my little opinion because I would be really hard pressed to sell vdh points and im always surprised that bwv doesnt make it in the top tier. David's isnt my preference but im willing to give them another shot if I ever need to sell some ssr points with this pricing
 

How does it work at the end of the year? For taxes? Are dues taken out the the '"profit" for the amount taxed? I know this depends on the personal tax situations, but a general idea or experience would be appreciated.

You claim it under additional income. DVC rental store sends a 1099. David's is Canadian company and they don't send a 1099.

I dont want to give someone else tax advice but I do deduct annual dues in my personal situation
 
Proceed with caution, I attempted to rent out my points this weekend, after securing the reservation for the guest that Davids sent me. They contacted me to cancel the reservation, they allowed the guest to back to out.

I got nothing for my time or my reservation.
Yeah same thing happened to me.... two times in a row.... They expect you to wait days and then nada.

They also do weird split reservations with other owners that dvcrs doesnt do like, hey this is a traveling family so we need you to book this reservation for the "smith" family and another owner is going to book for the "brown" family that is going with them and staying in a different studio. We're waiting for the other owner to book before confirming if were going to go forward.

So now youre not only depending on the guest, but another owner as well. I dont like their way of renting at all, but ill always try to go with the one offering more money first 🤷‍♀️
 
That's so true, I forgot about that I said No to booking for multiple families and waiting to see if everyone gets what they want. I don't want that much complicaiton. I also said NO to renting out a confirmed reservation, I will only book when someone has dates they want that are available, no different then if I myself were booking. I won't take inventory off with a confirmed reservation hoping someone wants it later.

Saturday I called Davids and asked them if they take a deposit or something that I should get something for booking the reservation, if the guests weren't serious about it they should never have made the request.

They told me no there was nothing to compensate me for my time, I borrowed 2 points from next use year to make the reservation also, I won't be doing that ever again.

Oh well guess who's going make an extra trip in Dec now, I called to change the lead guest to myself and got the third degree on using my contract.

Not a pleasant experience for me at all Saturday.
 
I'm surprised that they asked you to make the reservation without at least getting a deposit from the renter. That's bunk!
They had a deposit, they said they gave it back. They claimed the guest was not aware they had to pay in full at the time of the reservation being secured, due to that they made the decision to let the guest out of the request and returned the deposit. He claimed there had been no harn done.

I asked what about the harm done to me, my time isn't free, and I borrowed points to complete the reservation.

That's when he said they post the confirmed reservation for rent, I said no we won't be doing that. Take it down. I will change the lead guest to myself and go down for Christmas this year.
 
Happy to see Poly at $23 a point as we own there. But seems crazy as Grand Cal cash stay is a lot higher. So logically Grand Cal should worth the same if not more.
I think a lot of it both with dvcrequest.com and at dvcrentalstore.com depends both on the requests they receive at a particular resort (i.e., demand) and the number of owners at that resort looking to rent out points (i.e., supply). I think the discount over cash rates probably acts more as a ceiling as to how high they can actually charge a potential renter - and some of that gets baked into the owner reimbursement, while some of it gets baked into the broker's cut.

This. If they can get enough owners to meet demand paying $20, they are not going to voluntarily pay $23.

I can understand the frustration with that and sounds like they did not handle this particular situation very well.

Someone with more experience renting their points through a broker than me can probably confirm better than me, but my understanding is that all of the major brokers follow this general pattern for custom bookings. You rent your points for a specific rental request. You get paid for the majority of the booking at that time with the remainder due to you at check-in. But, the person renting can cancel, and there are varying cancellation policies. Then, rather than just calling everything off, the broker re-lists the reservation as a confirmed reservation and attempts to sell it again.

I think dvcrentalstore.com pays you $50 for each lead name change - dvcrequest.com might do that too. And, of course, each time the reservation sells, the broker receives their cut again. Given that a lot of the people who cancel will not receive 100% of what they paid back, I think the brokers stand to make more money each time the reservation changes names.
 
Did something change at DVC Request? When we rented points through them (last time in early 2022), we had to pay a deposit up front, $100 or something like that which was refundable if they couldn't find any availability. Then we had to pay 100% within 24 Hours of the reservation being secured or it would be cancelled. We were told clearly that there were no cancellations after that, we could modify and drop dates, but wouldn't get money back, and have to pay the difference if we wanted to add dates that were available. We had to sign a formal contract stating all that before the reservation is even secured.

That was one of the reasons, among several, we went ahead about bought our own DVC points after that. No control of the reservation and a no-change, no-cancellation policy was a little intimidating, especially 11 months out. We bought without the intention of renting, but that is wild if they just let people cancel now. Especially if they are still requiring that contract to be signed.
