Add on e-mail - another price increase is acomin'!

I just received an e-mail from my guide today about adding on to "save at least $5 a point before the January 17 price increase."

I guess I could see them increasing AKV and SSR, especially now that they are running somewhat low on SSR ponts and the GFV won't be sold for some time. Could they be possibly increasing BLT too? It's awful expensive as it is!
 
I was just reading that email too. I came up with $155/pt for BLT ($3875/25). I can't not believe people are actually paying that.
 
I think that DVC is getting people mentally ready for the astronomical pricing which will be announced for the Grand Floridian.

If they're pushing BLT to $155...the VGF will likely be the $170s which is crazy....:eek:

Agree and yet there are still many posters out there saying that they feel more "comfortable" buying direct vs. resale :confused3 that is even at the 140.00 pp BLT rate!

Higher property taxes and wages were the reasons given by our association treasurer for the 2012 dues increase.

I'm glad you brought that up. I was just thinking about that as some were breaking down the dues. I hope this gets challenged by someone.

Despite the price increases it's still common to find rental points still hovering in $10 range:confused3

On what basis? Disney will set their own prices and as long as people are willing to pay them, I'm sure it's a valid basis for calculating value.

Disney pays property taxes on over 30,000 acres in Florida--of which only a tiny fraction is pawned-off on DVC owners. I'm sure they are quite aggressive in challenging assessments. But there's only so much they can do to hold off the counties.

Regardless of what's happening with the economy, housing prices or resale rates, it's hard to concoct an argument that property within a stone's throw of Disney theme parks is actually losing value.
 
If people weren't buying, they wouldn't be raising the prices. Just like park tickets.

So, what price range do you think they are shooting for when Grand Flo goes on sale? I was guessing around $175 pp. Could you imagine 35K for 200 points? And that still probably won't get you a week there.

Good question. On the surface, prices do seem headed in that general direction. However, it's worth noting that BLT sales all but vanished when prices hit $150 per point (about $140 with incentives.)

There will be buyers ready and willing to pay just about any price. But once those early sales are out of the way, I'm not sure how well DVC can sustain at such high prices.

Working in DVC's favor is the fact that 147 rooms makes VGF about 1/2 the size of Bay Lake. It will be the second smallest DVC at WDW--just a hair bigger than VWL which has around 137-139 if memory serves. They will definitely be able to play up the "if you want to stay at VGF, you'll have to buy there and book at 11 months" angle.

Buyers do seem to respond to whatever resort sales Guides are pushing. 3-4 months ago they were selling a lot of Saratoga Springs points at $99 each. More recently AKV has picked up again.

But certainly there are fewer people who can afford $150+. Many will turn to resale or cheaper direct buys.

Exactly. Remember, Timeshare Rule #1 is: demand is manufactured.

Agree. But it is curious that DVC initially increased the price to $150 per point with no incentives. Then about a month later they reinstated incentives of $8+ per point.

Seems like some amount of second-guessing did occur with regard to the BLT price. Although for the past 6 months they have seemingly been content with the $99-120 prices they are getting of SSR and AKV points.
 
The prices are outrageous! So glad I'm all set and bought my add on resale before the rules changed. No way would I pay $170+ for GFV (or whatever they'll call it), and it seems that is what they'll get if BLT is going to be @$155....CRAZY!

That'll make most resales at least 1/2 price of direct. I can buy a few cruises with that price difference!
 
I spoke with a guide today and she told me that BLT is going up to $155 in January. We just paid $140 including a $10 incentive.

Don't get me started. I couldn't talk DH into resale.

The still have around 370,000 points to sell and at the current rate it going to take almost 2 years to completly sell out.

That's funny because the sales rep I was talking too this summer told me it would be sold out by summers end. I didn't buy as I couldn't afford 160 points at $140. But now that we are considering resale, we can easily do 100 points at the current offers being accepted. Just need to find one with the right UY and current year points available.
