?? about the NEW Disney Incentive

There was another thread going about this incentive. I am considering buying now as opposed to waiting until our trip Nov 30-Dec 3 to take advantage of the $86 per point. Someone posted that you do not have to pay closing costs if you finance through Disney. My question is, is this true? Also, do you think that this incentive will last until our trip? I would really like to talk to a sales agent face to face. TIA
 
I don't think that anyone knows how long these incentives last. They do usually let us know that they will be ending soon though. I think that I read here on the boards that the closing costs for new members is around 200 dollars.

If you need a referral, just let me know. I think you need the referral for the extra five dollars off per point.
 
It is always anyone's guess how long an incentive will last. It is true - if you buy from Disney, there are no closing costs.

This is False. There are now closing costs from Disney.


Here is a breakdown of the closing cost on my paperwork that I just received Tuesday:

Borrower:

Recording fees : 28.50
City/County Tax Stamps: 146.03
State Tax Stamps: 22.77
Total: 197.30

Lender (Disney) Pays:
Credit report: 7.50
Title Insurance: 186.00
City/County Tax Stamps: 116.82
State Tax Stamps: 18.22
Total: 328.54

My Guide told me that Disney is paying that portion of the closing costs as part of the incentive.

My guide in August also quoted me $200 closing costs on 150 SSR points. Some have reported that this was dropped later as a further incentive to buy in as well as the addition of the current years points... or was it past year's points?

Disney has a set plan on what to charge, however when a potential buyer has had time to think and needs a little extra push they'll make small modifications.

My closing costs were based on 270 points.

The current Friends and Family incentive is as follows:

Minimum 150 point purchase at SSR at $101 per point. If you provide your Guide with the Name and Location of a current member, you will receive a credit of $15 per point. You will NOT receive current use year points. At the time of my purchase, they were selling DEC use year. In this case I was selling back the 2005 points for the $15 off, and I will receive my 2006 points on DEC 1st of this year. And, as stated in my earlier post you will have closing costs of around $200.

So a breakdown of 150 point contract would be:

150 points @ $101 p/point: $15150
$15 p/point credit subtract: $2250
Subtotal $12900
Closing Costs add: $200
Total Cost $13100

Current Annual dues $3.98 p/point: $597 per year or $49.75 per month
