A question about renting points

Is it better to have a set reservation or to advertise first? I don't seem to be having luck with the latter.
 
You should be as specific as possible when requesting points. If you have several dates that you have in mind, try them one at a time. If there is a specific resort you are looking at, I would also mention that in your rental thread.

I knew my dates (March 15-20) but I didn't care about location. Within one hour of posting, I starting getting multiple emails and pm's concerning renting points. The farther out your ressie is the better luck you will have getting what you are wanting.

The owners can book 11 months out at their home resort but only 7 months out for another resort. This is also something to keep in mind.

It likely depends upon the season/timing of the set reservation. Most renters don't plan their trips as far in advance as we DVCers do.

Also, set reservations can not be offered on our Rent/Trade board farther out than 30 days prior to check-in date.

Given the current state of the economy, there are also likely fewer renters in the market. I know some friends of mine just had a baby, she lost her job, as the company she worked did stained glass restorations, and a lot of churches aren't spending $$ on that right now. His job is in retail, and has cancelled all management performance bonuses, which made up a good sized portion of their income. They've had to move back in with his Mom...and won't be traveling to Disney anytime soon, even though I provide them the villa at no charge.

And Chuck you are probably right. I think I'll wait awhile and see what happens before I trying renting them out again.

Actually, it is 30 days before check-in. Some people have pretty good luch doing that, though, depending upon season.

I think it is just bad timing for the economy, people have cut way down on travel, if their plans aren't already pre-paid.

I think it's better to offer your points for rent because you are casting a wider net. If you find people who are looking for dates a bit further out, you have a good chance of finding availability for one or more of them. If you offer a confirmed reservation, you need to find the person or persons who want to go to that resort, stay in that particular room type during those dates. You are restricting yourself to a small subset of potential renters. And then the bigger issue is that if you are renting points (or responding to Reservation Wanted ads) you can do that as far in advance as you like. If you want to offer an existing confirmed reservation, you cannot offer it until you are within 30 days of check in.
