Hi,
I'm trying to buy into DVC and have a question for all of you members.
Because I don't tend to plan ahead, I probably will never take advantage of the 11 month window.
So....that being a given, is it your feeling that at 7 months, points is points...no matter where I own?
Stated another way: if I bought at the 'best deal' price considering all costs of ownership...and then at 7 months called in to reserve...would my points, say at HIlton Head be considered just the same as if my points were at Beach Club at the 7 month window?
I have been assured that Disney Res considers points anywhere exactly the same when checking to see what is available at the 7 month and closer mark.
If this is true, and if I would never be calling at the 11 month mark anyway...should I take advantage of a lower price at HH ?

I hope I've explained my question so that it is understandable....I'm just anxious to get into DVC, would prefer OKW but having a hard time locating a 'smaller' package there becasue initial purchases were in the 250 point and above. I could buy HH at a great price, and the maintenance fees aren't all that much higher than OKW, but I probably wouldn't be staying there often...
If Disney Res treats my points EXACTLY the same as someone who owns Beach Club at the 7 month window, then it would make sense for me to save .
I see the only drawback being in the future, when it is harder to find availability at the 7 month window, that I may be FORCED into planning trips 11 months in advance. Am I missing anything that I need to consider?

Thanks for your help!

Never had a serious problem booking at the 7 month window, infact booked last week for next week :goodvibes , but sometimes have had to be a little flexible.

I think the problem with HH points is the maintainence fees are a bit more than the rest - although I could be wrong.

regards

David

Hi!, I'm a bit new here but I'll try to help. Yes, your points will be treated the same as someone who owns at BCV if you want to book at the 7th month window, but bear in mind that if you want to go during a peak season or even a high DVC season (which could be a value season as points are less) then you might have a harder time getting in to BCV. But if OKW is where you want to stay the most, it does have the most rooms so you should be OK.

I would urge a little caution with the two "off property" resorts to buy as a resale. The dues are a factor, there is always the possiblity the Disney could sell the "off property" resorts, IF Disney sold off HH or Vero, IMHO the resale price would collapse ( I think this is almost impossible for the on site properties) , Disney could (unlikely but could) change or remove the "rules" for booking your non home resorts and finally the beach resorts are both much more vulnerable to hurricane damage (and repair/dues costs incurred).

Combining up all those reasons ( and a few more minor ones) I would make sure that , if my plans were to go to WDW, my home resort was on WDW property. That way if they do change the rules, you'd still be able to get into WDW in a great property. OKW also offers you the best points cost per room so , IMHO I don't see a down side in your situation with looking at an OKW resale.
