A few questions for someone who knows

enough to be dangerous about dvc and timeshares.

1. What happens in 2042 with DVC and 2054 at the SSR? It says it reverts back to Disney, but will there be a chance to buy in again?

2. How hard is it to get the vacation time you want?

3. Am I thinking correctly about factoring in the maintenance fees as a major part of my decision?

4. I have a family of 4, and 125 resale points( I say resale because 150 points looks to be the minimum direct buy) seem to be enough to get me a week long vacation for my family for the time of year I want to go. Does that sound right?

5. If I decide to buy straight from DVC will I get a better deal to go to disney world and take the tour, or will I get the same deal on the phone?

6. If I buy 60 points at one resort and 60 at another, will I be able to combine the points and have 120? I know years will prob be different.

1. Nobody really knows. There is a ton of speculation but to be honest, you won't find the answer here.

2. We have never had a hard time getting when we want. Have never done spring break or any holiday so I don't know there. Sept - Nov. and Jan- March and June we have gotten the rooms we want where in less than 3 months at times. Be flexible is the key.

3. Yes, factor in dues. It is more at some resorts that at others.

4. 125 will not be enough for a week unless you are planning on a studio in low point season. You will find that most people here say they never have enough points no matter how many they have. LOL

5. There are no deals for buying on site versus over the phone. Buy where it is convenient.

6. Buy where you want to stay. Do not break up points unless you want to stay at different resorts.

1A. Nobody really knows at this point, but you're welcome to speculate along with the rest of us.

2. How hard is it to get the vacation time you want?
2A. It's not too difficult today. Home resort booking windows may play more of a factor in the future though.

3A. Definitely! Your maintenance fees over the life of the contract will total more than your initial purchase price. It's important to factor this cost in.

4A. You might find this difficult to manage as your family ages. In that case, a 2-BR unit will probably be the best choice and it might be tough to swing that every year with only 125 points.

5A. You get the same deal regardless. However, oddly enough, by not taking the tour at WDW you might end up with a longer window in which to take advantage of any special incentives being offered.

6A. It would be difficult to manage a small pool of points at 2 different resorts, due to booking windows. You can combine the points, but only at the 7-month window. Having 2 differing use years would only complicate this scenario further.

Another thing to keep in mind. If oyu buy two contracts of 60 points you could bank and borrow so that you have 120 points a tone resort every year. That way, each year you get teh 11 month booking window at one of the home resorst and all of the points for one year's trip would come out of the sam use year.

An example:

You have 60 points at BWV and 60 points at VWL.

The first year you could bank the 60 from VWL and borrow next years 60 at BWV. Then you'd be able to book BWV at teh 11 month window.

The following year, you would use the 60 banked VWL and the 60 current VWL. You would not have any BWV, because you used them the previous year. The oyu could book VWL at teh 11 month window.

Year 3, you would again bank VWL and borrow BWV.

Remember, though, that 2 separte contracts would involve 2 closings. Also, most of the small contracts I saw were at VB. (I did not check that much though).

If doing the 2 small contracts, it's still recommended to buy where you want to stay.

That's a good point. Wr, you have to figure the closing costs into your purchase decision as well. If you buy direct from DVC, they pick up that cost. You may want to weigh the convenience of buying 150 points from DVC with the longer SSR expiration vs. the "savings" of a 125 point contract (you pick up the closing costs which I think run several hundred dollars) on the resale market with an earlier end date.

While possible, two very small contracts at two different resorts will require close attention to bookkeeping.
