Hey guys, I know we were previously talking about this at one point but does anyone know where it says Disney is able to change the non-home booking priority from 7 months in the contract terms to say 6 months or 5 months essentially at will? Of course I doubt Disney will change it but I'd like to know just for knowledge sake. Also of course just to know if it can be done. Thanks in advance!

They can increase or decrease the home resort period but must give owners at least 1 month advantage,

If the home resort period is increased…currently stands at 4 month…..then by default the exchange window decreases,,

For example, if they decided to give all home resort owners 6 months to book, then trades cant happen until 5 months.

And, as the language in the DVC resort agreement states, they can set different rules for each resort.…it does not have to be the same for each one. The reason why RIV can have different booking rules for resale vs, direct points when it comes to exchanges…but can’t for home resort bookings…

For example, they could decide in the future to increase the home resort booking of the Popular resorts that book up fast, to give owners more time, which decreases the non owners,

Matter of fact, this is something that I can see them potentially doing in the last few years of the 2042 so those owners have a longer window to secure rooms before having to compete.

AFAIK, that language has been in every resort's POS from the beginning.

Is the earliest that can be booked with home resort priority set at 11 months in the POS? Could they give home resort 13 months through 8 months and keep non-home at 7 months?

The POS does not define the terms. It meets the guidelines of what needs to happen based on FL law….which is to set up home resort rules and regulations that are clear and consistent.

Back in the early 2000s, booking at 11 months was based on check out date and not check in date. Resulted in many booking day by day.

At some point…maybe 2007 or 2008…it changed to the current 11 months plus 7 days from check in. I joined in 2009 and this is how it’s been

The only rule that is required to be maintained and mentioned in the POS is that the home resort priority must be one month, and that DVCMC has to create the rules for how reservations will work, based on the FCFS standard of the contract.

Now, I don’t see any benefit to the system to cause them to not allow bookings to start less than 11 months out. I think even making it longer would not make much sense because the 11 months gives them time for the publishing of the point charts for as long as possible.

But, I can definitely see possibilities to exist to increase that 4 month advantage for owners which of course, shortens the ability to trade for non owners.
