$207 Base for VGF2. Great incentives!

I think they can decide however they want and make the first years points whatever they want,..I can’t seem to find anything to contradict that yet.

You are not being charged dues until you get your first set of points or when the resort opens, which ever is later. So, other than buying now, you are not paying for the missing points. And, they did say you would be allowed to borrow 50% to use in your 2021 UY, , even though you won’t owe dues

If there are no 2021 points, then DVD doesn’t get them either. My thought..and just a guess is that there are already an abundance of VGF points out there…from the original building that can be used for these new rooms and 101 have been declared which will be released into inventory.

But, no one is buying without being told what they are getting. It is why I decided to change UYs to June so I got my first set earlier rather than later as my initial plan was just add to my Dec UY.

I am actually now glad I did it as I realize I wanted points for fall travel and Dec UY points is not good for that. I did end up also buying Dec UY too because I am selling one of my other contracts.

This does seem to be the first resort that left out so many UYs…but then again, this is the first time so many rooms were added so long after a resort was sold out.

I am trying to remember BLT but IIRC, June 2009 was the first UY that got points for an Aug 2009 opening, which left Feb, March and April without current UY points.…but I could be wrong.

It doesn’t seem right to me. I understand that those who love GF didn’t think this was a big enough issue to change their minds but it does seem suspect. Disney wasn’t able to put resale restrictions on GF since it was an existing association, so instead they just keep the 2021 points for themselves? The argument that the new villas were not open in 2021 just doesn’t make sense. They are open during the 2021 USE year and it seems that previous sale points were given based on use year and not “whether Villa is open in calendar year”. Anyway there could be a valid reason for this but no one has explained it to me yet in a way that makes me comfortable with purchasing GF but not getting 2021 points.

That is the thing There are no 2021 points associated with these rooms. No one, including Disney is getting them. The only 2021 points are associated with the current building.

And, there were UYs left out in the past when resorts opened. As I shared, RIV opened in Dec 2019 but Feb UY only got 2020 UY points.

So, there is some precedence to it.
 

Anybody see the new fixed week chart for RIV? I had bought week 1 and week 44 in the past standard studio for 120 and 130. You can no longer get week 1 and week 44 is up to 153 points. I haven't been here long, but I think this is the first time they have changed the FW charts.

I think this is the first time they have changed the chart. It appears to now match the 2023 chart for your week.

They will no longer sell any under 150.

So I think the question was asked how the FW points would be determined, and thought they would be based off of the opening points chart. Well now we know that is not the case. And what does that say going forward?

"The Developer, Disney Vacation Development, Inc., reserves the right to modify the Vacation Points needed for a Fixed Ownership Interest at any time without notice. Developer also reserves the right to not offer certain weeks in certain room categories."

This means that fixed week charts are likely now reviewed alongside annual points charts so the company makes the max profit without leaving money on the table.

I reviewed the POS and there is nothing that mentions how they determine the extra cost, just they can amend as posted above.

There is nothing in the actually POS that mentions the 10% premium either and why I think they can eliminate weeks less than 150.

Wow, my week would cost more than 50 points more now. That is about 10k more. I had no idea it could change.
 
We currently have a SSR March contract, but are thinking of adding a June/August use year for short fall/winter trips. If I'm not the type to book trips 11 months out, is it even worth it to buy at Grand Floridian? It looks like they book up pretty far in advance. I mean I guess these new GF incentives are still less money than buying at Poly or CC or BLT anyhow if we are looking at a direct contract at a MK area resort...But if I went that route I'd have to buy 150 points, which is more that I really need. So with all that being said am I better off with a small 60-75 point resale contract at one of the other resorts (potentially one that has 2021 points banked...) hmm, I can't decide what I want to do. I don't really care about the blue card so that's not really a factor in my decision. But I do really like the Grand Floridian and I feel like I'd love to own there... someone tell me what to do, lol.

I have owned DVC for 16 years now and our son is grown and not into WDW and my husband and I love VGF just to stay and relax. I wanted to buy a few years ago but said no way at the 255 but at 207 and selling the other contracts it makes it a great option. And we love the studio idea so it was a win win for us!

VGF has booked up fast in the past & I suspect that’ll remain true & possibly become even worse for 1 & 2 bedroom villas. Studios may become easier since they are adding so many - how much easier is hard to predict.

50 points each and completely loaded. One even has some banked points. If they don't sell I will strip them and lower the price $5-10 a point. Hopefully someone notices that I am literally giving them a bonus to buy quick :-)

There is probably still a surplus of points in the system from Covid. Adding extra points wouldn't help that. Maybe they are trying to avoid adding more points into a stressed system while also giving people with extra points a tempting place to use them up? Dunno, but maybe it's not greed (this time lol).

No, we just don't usually plan that far ahead. It's a matter of waiting to see how much PTO we have after other trips are planned, working around school schedules, waiting for prices on flights to be released...etc. We absolutely love SSR, that's probably where we would still plan our longer trips (currently have 8 nights booked as soon as school lets out). And it's definitely nice that I know that most of the time I can find a room there or AKL or even Poly. These other smaller trips we take tend to be last minute when I happen to find cheap plane tickets. Like there's a weekend in November where the kids have a friday off that would be a good time to take a trip... but I wouldn't book anything until I see what the flights are.
 
We are here and did a GFV tour yesterday. Interestingly they started with a 2 bedroom, which we loved. Then they took us to the new GFV2 studios , which we did NOT love. With the smaller rooms and lack of toaster I just can’t see us ever staying in one.

But … we are considering buying 150 points … it’s probably one of our only chances to get in with direct points that won’t have the resale restriction attached to them. We were in the market for more resale points but at this price it’s pretty close. We have to decide before we leave on Sunday as Disney doesn’t allow us to purchase at home from our province. Hmm.

I definitely would if I were you, we bought in and need 2BRs, so for the time being at least we won’t be even trying for the new rooms but wanted to own a MK resort direct. This fit the bill perfectly. I would never buy resale if it were even close to the direct price, but that’s just me.
