2024 DVC Annual Dues - Check Your Mail!

I look it as it’s a 3.5% increase for the property that tops the charts for total points sold is pretty substantial. SSR has always had lower dues due to the volume of points sold here so it’s a bit surprising to see that it still went up a full 3 points. Still low when compared to other resorts but no other resort in all of DVC has over 13 million points sold at it so just surprised. I think I’ll stay at 75 for awhile 😎
 
That's funny, I looked at the SSR increase and thought hmm, not bad, still lower than many of the other resorts! More than $1.50 cheaper than OKW, almost $1 cheaper than AKL.. still pretty good for SAP, in my view!
Same! Wasn't happy that it crossed the 8 dollar threshold, but it's to be expected and still pretty good compared to other similar resorts.
 

I am looking at 200-point contracts at BLT and SSR. The BLT dues are about $110 cheaper a year but the SSR contract is $6000 cheaper.

That is a long time to make the dues savings mean much in the overall cost.

I would make sure to check out the ROFR page on here, there have been some pretty great deals at BLT vs what is listed as asking price
 
My overall takeaway is that an aulani subsidized doesn't seem to be as worth it, especially if you're just using them for SAP. I'd rather find a good deal on BLT.
I saw a couple of years ago that Aulani subsidized dues will catch up to the lower-end-dues DVC resorts in a few years. BLT resale purchase price is probably still a bit more expensive than Aulani sub, but if you're looking to use as SAP at WDW, then yes, BLT is far superior than Aul sub. I think the current depressed BLT resale price won't last though, especially after it sees its desperately needed refurb next year.
 
Now I just need Aulani subsidized to come out, seems like it's typically around 75% of standard dues so 7.32 or so? 🤔
I've never seen one released for aulani subsidized. I've only seen the subsidy reflected on the final bill in January.

This has been the case for awhile I think, AUL sub (which I own) only makes sense if you actually plan to use it somewhat regularly at Aulani. I have 2 trips to Aulani next year using these points and wouldn't have been able to grab the hotel room category without them but also I used them to supplement my trip this past September during Moonlight Magic at BRV. If you're depending on these points to get you into WDW though you're far better off just buying BLT or CCV to avoid Hawaii timeshare law and the dues of a beach resort for roughly the same price. However, if you do go to AUL regularly then it's not a bad idea.

Paul updated it to include sub dues which was 7.33 although I'm not sure where he pulled that from

Not sure that's the best way to think about it.

First, BLT has an extra 6 years.
Second, BLT gives you home resort access to a resort many people would want due to proximity to MK and monorail. You can also probably rent out those points more easily and at a higher price.
Lastly, The $6000 is "equity". If you were to sell your ownership in 15-20 years, you can probably get $30/point more for BLT at that time, whatever prevailing resale prices might be, thus recovering the difference in upfront cost (ignoring time value).
 
It's always 25% less of whatever Aulani dues are.
Well yeah that's how I calculated it the first time around, I wasn't sure if he pulled it from an actual source or not though because originally he had left it blank.

Disney Vacation Club must have done a good job of budgeting for some of its recent refurbishment projects. Disney's BoardWalk Villas is in the early stages of an extensive renovation, and saw its reserves contribution rise by less then four cents per point to $1.3283. Boulder Ridge Villas was also renovated in 2023 and saw a modest reserves increase. Meanwhile Bay Lake Tower at Disney's Contemporary Resort is set to be refurbished in 2024 and the reserves component of the dues is rising modestly from $1.2728 per point to $1.3183.


BoardWalk and Bay Lake Tower also benefitted from decreases to their projected housekeeping budget for 2024. This reduction may be attributable to the large number of rooms which will be removed from service throughout the year as they are renovated.


Recent buyers of The Villas at Disneyland Hotel may be disappointed to learn less than 2 months after opening that their dues will rise by more than 5% for the new year. Across the road at Disney's Grand Californian Hotel the Transient Accommodations Tax is still bundled with member dues, however the rate rose by more than 13.5% year-over-year with 2024 set at $.5816 per point.




Most other resorts at Walt Disney World experienced moderate increases in labor-intensive operational expenses like front desk, housekeeping and maintenance. These increases are likely attributable to the historic union agreement signed in March 2023 which will gradually increase minimum wages to more than $20 per hour by the year 2026.


Insurance premiums rose sharply for 2024 at both Disney's Hilton Head Island Resort and Disney's Vero Beach Resort, with members paying rates that are 27% and 36% higher (respectively) in the new year.

I estimated a 200-point BLT contract at $125 and used an SSR contract at $95.

I have tracked every BLT deed since August on the Orange County site I am aware of what they are selling for.
