The Member Annual Meeting began at 1:30pm with a video interruption from Deevy Cee who introduced some new programs from Disney - "Let the Memories Begin" and a new TV Theme Park program starting soon. You can now upload photo memories to disneyparks.com/memories. Be sure to identify yourself as a DVC member.

The Annual Meeting is being simulcast to VGC and HH so that members in attendance at those locations may participate.
All of the resolutions proposed in the notice to members were unanimously approved and James Dawn (DVD Sales) was approved as a new Director.

Lawrence Smith gave a financial report explaining the 2011 dues for each resort. OKW, BWV, VWL, and BCV all had overestimated the property taxes for 2010 by $0.02 so that will appear as a credit on the 2011 dues. VB will have a $0.03 increase, SSR a $0.01 decrease, HH no change, AKV a $0.07 decrease, BLT a prorated $0.02 increase, and VCG a $0.32 prorated decrease due to the actual property taxes.
He noted that labor/healthcare costs make up 65% of our dues so the net effect is higher than the CPI. The timeshare industry has seen a 9% increase in fees since 2005 while DVC has held at 3% and never had a special assessment.

This was followed by a budget specific Q&A session.
Q- explain the property tax differences between DVC resorts and private property
A - DVC has maintained better property values and thus higher taxes.

Q- is an audit available to members for review?
A- Yes. (There was also an audit report later in the meeting)

Q- OKW renovation cost?
A- the costs were well contained and DVC tried to use the highest quality materials at reasonable cost to members. The materials used should provide maintenance savings going forward.

Q- Why was there a dues increase in a recession?
A- Because of higher labor costs.

Q- Will there be any affect on dues from the healthcare changes?
A- DVC is studying that.

Q- Any projection regarding future dues increases?
A- Don't know yet!!

Next was a presentation by Steve Brentholz CPA who explained the audit process.
The process is assessment based and comprised of the Planning Stage where the files and transactions are assessed. Next is the entrance conference where DVC policies are reviewed. Field work is then done to look at contracts in place, surveys and transaction testiing. After reviewing all of these aspects a Clean Opinion waas granted for DVC.

The Member Annual Meeting was adjourned at 2:20pm and immediately followed by the General Session beginning with Comments by Jim Lewis.

DVC has received a number of questions/comments/complaints about TV selection at the resorts. The resort TV system is a decision of Disney Resorts, but requests about specific channels has been passed along for consideration. Channels like Fox News, Discovery, History, ,HGTV, TNT, etc are all under future consideration.
Disney room discounts seem to somer to negatively affect DVC value. DVC is confident that current room discount levels will not be sustained and that DVC value will hold up over the long haul.
DVC Perks - new discounts include boarding pets, Broadway Discounts, Gold/platinum discounts for D23 membership, discounts at Napoli and Tutta Italia, Trail rides and archery at Ft Wilderness.
DVC villa avilability - advance planning is key to success. The changes to the waitlist program has greatly increased reservation success for members. (You don't build a church for Easter Sunday.) Members need to remember that popular times will require advance planning.
Room Readiness - members need to use timely checkout to allow for timely cleaning and members also need to report room issues so they can be taken care of in a timely fashion.
Online Reservation Booking - Wish System, Lilo (new reservatiom system). Coming SOON! (by year end 2011)
Refurbishing of DVC member site - surveys will be done asking for suggestions for improvements to DVC site.

DVC is making an effort to get the Vacation Planner out in a more timely fashion going forward. The 2011/2012 Planner will be mailed to members this month. Those at the Annual Meeting today will get a copy upion leaving.

The General Session started with a presentation on Aulani offering a look at resort facilities by Dwann River -General Manager of Aulani resort. The resort is making a true effort to honor and respect Hawaiian culture in it's design. art and function.

DVC has ranked at the highest for Timeshare Programs with a 92.1 rating - well above other systems.

Sheryl Koenes (VB) - 2010 - New patio furniture, Opened Spa. 2011 - Replavce Washers/dryers.

Paul Hart (HH) - 2010 - New roof on Mercantile, refurb Big Dipper slide, playground, Community Hall, Beach House deck. 2011 - refurb main pool, Rest rooms.

David Venables (BWV) - 2010 - completed renovation, refurb Luna Park Clown, new electric shades for 2 story GVs. 2011 - new carpet for Community Hall. refurb Keister Coaster.

Mim Flynn (BCV) - 2010 - Exterior Paint, new Breezeway furniture, BBQ. 2011 - Patio furniture.
(BLT) 2010 - resurface pool deck. 2011 - joggin trail.

Kim Marinacci (AKV) - 2010 - Animal Enrichment Program, smoking area in garage. 2011 - new walkway between Jambo and Kidani to shorten wwalking distance.
(VWL) 2010 - Flat panel TVs, patio furniture, MP3 players in villas. 2011 - metal roof for walkway, rugs in member Lounge, replace washers/dryers.

Sonya Deese-Byrnes (OKW) - 2010 - luggage room expansion, start resort renovation, refurb sand castle playground, new cross walks, exterior paint. 2011 - Patio furniture, complete rernovation (March, 2011).
(SSR) 2010 - Paddock Pool construction started, Exterior Paint (2 year project). 2011 - Replace Tvs, resurface Congress Parl pool.

Jason Alexander (VGC) - 2010 Outside BBQ lighting.

Yvonne Chang - Online Booking available by end of 2011. Email confirmation for members/guests, multiple credit cards now accepted on resort stays.

Marcy Reed (MS Team Leader) - Travel Insurance will be available at rate of $79 for the entire year of travel.

Sonya Deese-Byrnes - BLT Studios, modify bathroom locks and kitchen sink arrangement. HH - added new signage along Rt 278 for better resort visibility for arriving guests.

Leigh Anne Neimann - Developer points available for reservations within 7 months. Up to 24 points at $15 per point.Email welcome packet (like other WDW Resort guests receive)


The General Session was adjourned about 3:45pm and the Q&A session begins for 30 minutes.

Q - Member suggests that guests report maintenance/housekeeping issues to better improve room issues.

Q - Question about a possible "Tiered Member Loyalty Program". Jim Lewis replied that it is close to being announced and will be based on Direct purchases and Referrals for the program. No other information about the program was offered.

Q - Member Comment about issues with Grand Gatherings. DVC response is that they will look into the problem and promised to assist this guest.

Q - Member complained about reservation issues and variances with DVC pricing between venues. DVC will review sales policies. Members need to realize that advance planning is key for reservation success.

Q - Member asked about the need for recent reallocation of point charts. Lewis responded that DVC has a fiduciary responsibility to maintain occupancy levels as much as possible. Reallocation is a means to accomplish that requirement.

Q - Member asked about wireless internet. It is a multi year plan. No WDW resorts offer wireless at this time.

Q - Member asked about possible discount perk for World of Disney. They will look into it.

Q - Member asked about Gas Grills instead of charcoal. SUggested propane. Will investigate cost of running gas line. Propane not likely.

Q - Member question about "Green" with so many incandescent bulbs still in use and can Mousekeepers have incentive to report room problems. Gree program is ongoing. Mousekeepers are supposed to use phone now to report room problems (they have a coded way to report issues using phone).

Q - Member asked about more/better DVC Logo apparel. New logo merchadise is being developed - first to get this will be Aulani.

Q - Another question about better training hiring screening for housekeeping.

Q - Question about VB beach erosion (Will the resort fall into the ocean). Beach renourishment is ongoing and done by county. Lewis assured the resort will NOT fall into the ocean.

Q - Question about Valet Parking perk. Lewis (again) explained that the current vendor opted to remove the free service.

Q - Possibility of guest luggage carts at each SSR building. Explained that Bell Service is available. Will look into it.

Q - Question about possible addition of QS dining at Kidani. Noted that room service is available, Mara at Jambo, pool bar and will have new walkway to Jambo.

Q - Question about possible Concierge Service aat Kidani. Cost would need to be shared by all AKV owners.

Q - Comment about cash guests using DVC resorts and resulting maintenance issues. Also comments about DDP, too many children in restaurants, etc. Cash guests cause no more room problems than members. (No real response to comments about DDP. etc.)

Q - Member question about Aulani occupancy charges. Explained that the charge (7.5%) is by the state and applies to all stays - cash or points. Transient Accomodation Tax

Q - Member asked is GC will be available for point reservation while further renovations are veing made. DVC will look into that.


The Q&A was allowed to run about 15 minutes beyond the allotted time. Those with other questions were invited to stay and address individual Board members. At 4:45 meeting was moved to hallway for those with more questions.

2. DVC Planners will be sent out in a timely fashion going forward. The 2011 Planner will be mailed in the next couple of weeks and those at the meeting today will receive one today.

Jeez, haven't we all booked/allocated our points for 2011 already?! They should have just skipped the 2011 Planner entirely and handed out a 2012 planner today.
 
Hopefully someone will ask why the Paddock pool at SSR has not started and would love for someone to ask JL if he has to check his room each time he uses his membership.
 
The Paddock Pooi is under construction now and will be open by summer 2011.

The Q&A is now underway.
