do we know, what 2005 beach club villa annual dues are?
or just an estimate??

If you're asking do we know what the 2005 dues bill will be -- not quite. Usually the proposed budget is the same one that is passed at the meeting. But, you also need to wait and see what happens with the 2004 tax estimate we paid. If BCV overpaid, there'll be a slight reduction in the overall bill. If the estimate was off and more money is owed, the total will be a bit more.

VWL, BCV and SSR's meetings are tomorrow. OKW and BWV on Wednesday. Usually they announce the final tax figure.

$4.26 per point. Also saw $4.2694 on another thread.

Last year it was $4.18.

Increase would be either 2.14 percent rounded or 1.91 percent rounded.

That is if nothing changes.

will we know, about one week, what our 2005 annual dues will be for sure??
Do we call DVC/MS?
I want to pay my 2005 annual dues, for BCV, so i can deduct the part, that is property tax, on this years 2004 Income Tax return.

I'm not a tax expert by a long shot. You may be able to make an estimated payment. You may come close to the real number. If low it may not be by much. If high you may get a refund from DVC or a credit.

Just a guess.

Kansas, I don't think you can do what you are suggesting. What you are paying is the estimated taxes--the actual taxes paid are what is deductible (and those won't be paid until 2005) and that is what comes in the DVC version of the 1099 each year. To try to do it otherwise could be a tax records nightmare.

Your 2005 dues will be whatever the estimate said - at least that's how the BWV dues are.

When we paid 2004 dues, they estimated the taxes that would be levied for 2004. Unfortunately, they underestimated at that time, and in your 2005 estimate, there is an adjustment to "true up" the 2004 taxes. There will be a similar adjustment in 2006 to true up the tax estimate made for 2005 - unless they guess exactly correct.

Anyway, just pay what your estimate says - it will be the amount DVC expects.

HTH.

Best wishes -

I thought, though, that someone just reported back from a meeting that 2004 taxes were underestimated and that all of our dues would be approx. .05 higher than stated on our reports? (Someone please correct me if I'm wrong!)

Yes, DiznEeyore is correct. The dues will be adjusted, as they always have been, for the difference between the actual and estimated taxes for 2004. The estimated dues are strictly for 2005 and then are adjusted for the difference in the 2004 taxes. In the past, that meant our dues were always less than estimated. This year, they will end up being more, in total, than estimated according to the reports we have received.

Taxes are deductible when paid because as an individual you are on the cash basis of accounting. I would definitely deduct it in the year you pay it. You dont have to file your return until April 15th, you should surely know by then what the tax portion is.

Not to sure but we just got our annual meeting package for HHI and it looks like our dues are 660.00 this year up from 525 I think it was or 550 last year so an increase of 110 dollars or more.
