2002 vs. 2001 Dues for All Resorts

The numbers are in and it looks like everyone has a slight increase. Some of the increase is coming from the real estate tax estimate so there is a chance we may see this money refunded next year.

2002 Dues vs. 2001 Dues
OKW = $3.22 vs. $3.13 = +3%
BWV = $3.92 vs. $3.83 = +2%
VWL = $3.80 vs. $3.63 = +5%
HH = $3.49 vs. $3.32 = +5%
Vero= $4.17 vs. $3.97 = +5%
 
When the early numbers came in for OKW and BWV, I was hoping to see a similar increase in VWL dues.

But 5%.....wow! My guide had told me to look for increases in the 1% - 2% range. I hope it's not all that work they keep having to do on the quiet pool.

I know that they have the ability to increase much more than 5% if they can justify it. I'm just hoping this is not a long term trend.

So Boardwalk Villas had the smallest increase. Must be the tiny rooms!!!

Vero's dues are higher for a variety of reasons. For one thing, it's got the amenities to serve a larger resort than has actually been built. There are fewer members/points to spread the costs around. The developer subsidy is also decreasing although the resort is not yet completely sold-out also raising the costs.

Vero has always been very straightforward about the possibility that dues could increase and be fairly high if the resort was not built out to original size.
 
..but why is VWL more then OKW. VWL is basically one building and one pool.It's staff is much smaller and while I'm sure they contribute to the expense of the check-in area, it still has to be cheaper OKW. I realize OKW has many more members,but the ratio of rooms-to-members should be about the same. Any ideas ?

VWL has interior hallways to heat, cool, clean and maintain. It is about 1/4 the size of OKW and has 1/4 the members to share the common expenses.

I seem to recall my contract materials stating that the maximum increase allowable by Florida Law is 15%. Does this sound correct to everyone? Is it the same amount no matter which resort is your home base?
 
As to why VWL is higher than OKW, consider the following:

Your assumption that you are paying for one building and one pool is incorrect. VWL is part of the total WL Resort. There is a sharing agreement for costs between Disney (for the WL portion) and DVD (for the VWL portion)--the same also applies to the combined BWI/BWV resort. You are in essence covering part of the costs for services and for maintenance of the common areas that apply to both resorts such as the main pool and lifeguards applicable thereto (OKW does not have lifeguards), the quiet pool next to VWL, transportation systems (which there are more of there than OKW), valet service, all the front desk operations, room service employees (OKW does not have room service), and some other things that go with a "hotel" like resort such as VWL/WL.
 
BobH -- Yes, there is a 15% cap by Florida Law. The only one that would be different is HHI. I'm not sure what the policy (if any) is there.
 
I did a quick check on the increase in rack rates at the resorts and it seems even through these tough times Disney has increased rack rates by about 3.6%. I know they can offer as many discounts as they want, but it appears they are still moving upward with the rates to be ready when the economy picks ups. I guess we can't complain to much with 2 of the 3 onsite resorts below the rack rate increase.
 
I'd have to dig out last years dues bill to verify, but I thought BWV was around $3.92 last year also. Granted, overpayment of the estimated taxes from Y2K caused our dues to be lower, but this was money credited to us. The actual dues were still around $3.92. So, if there was a change in BWV dues, it was maybe a penny.
 
Crissup or any other BWV owner maybe you can double-check the actual dues charged (not the adjusted billing) for 2001. $3.83 was the number we used all year here on the DVC Boards. I don't own at BWV so I only know what folks tell me. ;)
 
Not sure what all the #'s are......but even with the supposed increase in dues my monthly dues payment has gone down about $1. I think there was some sort of refund listed on the bill.
 
I just checked and I stand corrected. All year long, I've had the number of $3.92 in my head, but a quick check of last years dues bill shows that it was indeed $3.82. So, that is just shy of a 1% increase.
 
Lesley -- The dues are broken out into Operating, Capital and Taxes. There is an amount charged per point that are your yearly dues. They multiply the amount by the number of points you own and that is your yearly dues.

The real estate taxes are estimated every year. Once DVC pays the actual bill they either deduct (or add) the difference from your total dues bill. Luckily, we've never seen them add! This deduction is why you may be paying less this year. They are refunding the money that you "loaned" them during 2001.
 
Strangely the actual property taxes went down at BWV from .6954 to .6924 per point.

I'm very happy with a 2.6% dues increase at BWV.
