10 day window contract cancellation window, how does it work?

I got a better deal! Just signed it (waiting on sellers to do their end). It's an international seller, but they countered my low-ball 110 with 115, and the contract is only mostly stripped (36? Points for 25) prorated dues. Everything else the same. Closing costs a little higher, but still coming out a bit ahead!

Thanks! I appreciate everyone being critical of my previous offer. After signing it, I realized that while the previous one meant I could keep that money in a hysa until exactly before I would NEED the points (planned 3/2027 trip), I still wanted to have some points to use for a few other smaller trips I take, so closing earlier means I'll have them for those trips (tho it does mean stalking for the rooms I want, but that's ok with me!) and it gives me time to find a bc/bw small points contract at a price I can actually live with, maybe 😜

Small BC/BW…. different universe than the mid sized BLT’s….

Congrats! Closing costs should be the same or slightly less if the total purchase is the same or lower. Make sure you are choosing the title company and not being pushed into one by the broker.

I’d highly recommend Mason Title or DVC Closings Inc.

If it started out as a thread to give folks guidance what prices they should offer to pass ROFR, that's no longer the case now that ROFRs are rare. It now seems to have turned (somewhat) into a place to brag about snagging great deals. There's nothing wrong with that other that it can become a race to the bottom if everyone tries to beat the lowest price they see and ROFR is not really a factor anymore. Posting a great deal on that board today can come back to bite you if you try to sell that same contract in 3-5 years.

It's hard to know how representative those prices are of the "average resort prices" because you only observe those who post there, and I'd argue that those tend to be on the lower side due to a variety of reasons.

Yes it’s much on the lower side of normal. To see averages outside of the boards you can check that on the broker websites. I appreciate knowing the deals people get so yes I can get the same or better. But I don’t think us here on the boards would be the sole cause of prices dropping. If anything buying under market puts you ahead of others in the event you need to sell in a few years.

OP got the feedback (some from me) in regards to a drastic delayed closing. They didn’t realize how it could potentially be a negative. I would have appreciated a heads up if I were them when buying a contract.

The broker websites likely have a different problem altogether since their incentive is to present that prices are higher than they actually are (commission is based on sales price).

For example, this page titled:

"DVC Resale Average Sales Prices for February 2025"

However, unless @pkrieger2287 corrects me, I suspect that those are average asking prices (and not average sales prices)...

There are a few brokers that like to try to steer buyers into paying more by making these type of claims. Another reason I like the ROFR thread.

I didn't know fidelity did one too, it's nice seeing this especially to compare to other companies. Their numbers are much lower

Yep Fidelity is where I have boughten most of my contracts. Buy w/ Fidelity sell w/ the board sponsor is my motto.

Incorrect, actually! All data comes from a sales report I pull at the end of the month, based on the price per point each contract sold for, and does not account for what the initial asking price was.
