Your real estate taxes...

We have a condo worth around $350-375k. Our taxes are a little over $4k. A house with the same value would have taxes around $6k. (Condo's are taxed lower because we have private services which are public for a house.)

We also pay taxes on our cars.

sore subject here

State of Louisiana has a homestead exemption of $75,000 (you only pay taxes on the portion of your assessment that is greater than $75K ).

Based on the remaining amount, our property taxes average a fraction over 1%. Housing prices are averaging about $100 / sq. foot for new construction.

There's been a huge controversy brewing over assessments not being conducted fairly in several parishes (counties) throughout the state. Because of this, local governments are missing out on large amounts of money. This is frustrating because we are constantly being bombarded with requests for increased millages and sales taxes.

Furthermore, the Homestead Exemption is a "sacred cow" that most politicians will not even consider touching.

ITA with the above poster who stated you get what you pay for!
It's definitely reflected in our lack of quality schools, roads & municipal services. I'd be willing to pay more (if it were not squandered) in property taxes instead of shelling out private school tuition.

We pay about $2,500 a year county and city tax combined on a house valued around $250,000. We pay another $200 or so for car taxes. This funds schools, social programs, parks, garbage pick-up, recycling, maintenance of city streets, fire protection, police department, etc.

I pay just over $4K/year. My house and land are probably valued between $200-220K on the market, but the town has it valued at $256K (if I thought I could get that much for it, I would sell it!)

House is assessed at $220,000 this year (house next door is identical and sold 5 months ago for $249,000) and we pay about $650 county tax and $3,200 school tax.

A house down the block, similar to ours(2 family), but with a smaller yard is on the market for $590,000--which is so ridiculously overpriced I am sure it will never sell-but that's Bergen County, NJ for you. I believe our house is assessed at around $275,000 to $300,000...and that if we were to sell we'd get around $450,000 to $475,000.
Our property taxes are $9000/year.

We don't pay school fees either. I was blown away by the price of property taxes in New York.

Rightly so. Our house would sell for $94,000. We pay $3800 a year in taxes. And we live in a very modest suburb. You should see what they're paying a town over.

you think that's bad?
Never, EVER live in waterbury.
the property is cheap, but the mil-rate will KILL ya!

thank god we got out

I didn't realize how lucky we were. No one was even close to the low rate we have...and people are up in arms here if the rate is scheduled to raise a penny per hundred because the schools need more.

*LOL* Nope! I can honestly say that Waterbury is one town I'd not live in! I've got to be on the water! ;)

Our house is being sold for 520K and our taxes are 9750. I'm told that when we go to Vegas the taxes are 1%.

We just moved from Nebraska. The county assessor's office had our house valued at $300,000 and we paid $6500 a year in taxes. We just sold the house for $390,000 and got a new assessment for $369,000. Our taxes on that house went up over 25%, but the new owners get to pay that! ;) Oh, our schools were great and are not having financial problems, can't say the same for the city though. I only know that taxes are less here in Idaho. We bought more house but will pay about the same as we were in Nebraska.

Cook county, IL. My house today is worth $145,000 and I pay about $1600 per year with the homestead exemption (that means I get a small break for living in the home). But they should be going up, it's based on what it was worth 3 years ago, which was $109,000! Yikes, I'm gonna get murdered....oh well, the equity I've earned will be the down payment on my next home!

Wow...I don't feel so bad anymore!!

I live in a great town in NH. We have a private lake and a great transfer station (dump), a good school that goes up to 8th grade, police, fire, EMS, the Town Hall people are great and they're even open until 7pm on Mondays!

Our house was valued at $395,000 by the assessors (we paid about $260,000 for it when we built it 2 years ago) and our taxes are $2,800 twice a year. We also have 4.5 acres and the house is almost 3,000 square feet. Although, they go up every six months, so who knows what it's going to be in December!

I always thought I was paying a ridiculous amount, but I guess it's like that everywhere. I don't mind since my roads are always plowed and paved and I really love my house and where I live, so I think it's worth it.

Taxes (or rather assessment rules) were recently adjusted in Indiana. We pay about 1.7% of the property's value in real estate taxes each year.

The houses in our neighbor sell for about 135K. We pay $875 a year in property taxes. However, the market value and assessed values of our home is much lower than 135K, that is why our property taxes are so low.

We live in the metro ny area. Our house would probably sell for about $300,000 right now. We pay about $6,000 and that includes an exemption of $600. It includes everything like police, fire, garbage etc. Sewer district etc. They do a lousy job of plowing the roads in winter here. We dont send our 3 ds to the public school here. It leaves much to be desired. We also have to pay sales tax on clothes etc. We also have inherited fil house in nj. I think the taxes on it are a little over $3,000 now. We are renting it soon. We will retire to texas where taxes are much cheaper.

You can figure to pay about 3.5% of assessed value per year for school and town taxes. Our house is assessed at $188,000, and we pay about $5,500 (after the STAR exemption). Schools are great around here. The town offers lots of programs for kids and adults, free concerts, etc. The kids are doing "playground time" half days this summer for a nominal fee. My sixth grader is taking free sax lessons, and my third grader is taking free piano lessons.

BUT, I'd be a lot less happy about paying these taxes if I didn't have kids to take advantage of them. ;)

NY State is a great place to live if you are a civil employee (i.e. teacher, etc.) You are guaranteed by the State constitution a pension for life. Not so great for those of us who don't fall under that catagory.

My townhouse was appraised last fall at $248,000. I pay over $3600 per year on a valuation of $113,000. If they revaluate, I am in trouble.

In NJ (maybe elsewhere too), condo owners like me are double taxed. I pay the same tax rate as anyone else in my township, but the township does not provide me with street lighting or maintenance, snow removal or trash removal, services it provides to other taxpayers. I must pay for those services via condo fees, which amount to another $3,000 per year.

I hate NJ.

Anyone from Alabama want to volunteer what their real estate taxes are like? We just sold our house for $185,000-taxes are $5000. Bought a new house for $125,000 with real estate taxes are a little less than $3000/yr. Hoping Alabama is much less-the real estate taxes seem very high here, so that's where we hope to retire in about 10 years. I'd love some input from that state.
