WWYD? Difficult Vacation Tenant.

My 77 year old cousin, (more like an aunt to me) is a snowbird. When she is in Ct. she lives in her duplex apartment at the beach and rents out the other three bedroom unit. Its right across from the beach so its a desirable location, but when it rains, the rain blows in the through the crank out windows. She instructs all guests to close the windows if it rains and there is a sign posted inside with all of the rules. She got up yesterday morning at 7 am and it was pouring. The windows were open. She yelled up from outside, (probably not the best thing she could have done) and said, "Could you please close the windows". An hour later the husband banged on her door and told her that "under no conditions was she to wake up his wife again". She just repeated the rule about the window, the reason why and that they were posted. He swore at her using a word that many in her generation hate, walked out and slammed the door. Before they left for the day the wife came over and said, "My husband is a police officer and has a gun. I am just telling you so no one goes into the unit while we are gone". They have 4 boys. The oldest is about 8. He doesn't play with them outside, yells at his wife and she isn't very comfortable with them there. I suggested that she ask them to leave but she is afraid he will do something, take it out on the kids, his wife, etc. They leave Saturday. I told her to not say anything more about the windows and if there is damage, keep the deposit to cover any cost of repairs. How would you take the comment about the gun? One could take it as a "I don't want anyone hurt if they pick up my gun", or a veiled threat. It seems that if he was a police officer, he would take his gun with him and lock it in the trunk of his car or leave it home. :confused3
 
It's against the law for him to be leaving his gun lying around in a rental if it is his licensed police gun. I would call the police and report him. If I was 77 though I might just ignore them and wait for them to leave. I'll hope for sun for her.

Maybe she should seal the window? Assuming she has A/C up there.
 
I assume she as a contract with them, and it should have the rules spelled out in it. If she is that uncomfortable, I would go to the police, esp with the gun comment, and ask that they be there when she asks them to leave. She doesn't need to put up with that for the rest of the week!
 
I'd have a few of those strapping young men in my family just have to go visit Auntie at the beach for a couple of days...

Yeah, the guy's a complete jerk, his kids are probably not having a great life right now, his wife is probably not the happiest wife on the planet *and* they sound like the whole group/family-dynamic is out-of-whack. And yeah, I do think it was some kind of veiled threat or even the wife warning your cousin that the husband has anger-management issues.

LOL does anyone REALLY buy that this husband CARES if his wife got woken- up by the cousin? HE was probably the one who wanted his beauty sleep.

Oh, and they are not EVER welcome back to your cousin's place, however she rented to them (maybe used an agent?) that person needs to be told that this family is never to be allowed back in your cousin's units.

She doesn't have AC. She is afraid to call her local police because he seems very hostile and angry and and soon he will be gone. (Saturday) I called her this morning. She seems okay. Her son is going down to mow her lawn. I think the best thing at this point is just to ignore him and tell her DS not to say anything to him. He may not even BE a police officer. It may have been said to intimidate her; which it did.

All of the above! The wife told her yesterday that they stayed at another Ct beach with a 5 bedroom unit and less money. She said, "well, next year you should stay there". My cousin thinks that he burned his bridges there as well. Frankly, I think she should sell it and stay in Florida. She has lots of friends in Florida. She is happy there. This is a lot of work. The rent she collects pays the taxes so its not like she is making money. It is also not winterized. There is a market for these houses there and they are still selling. Maybe not for top dollar, but she could live very comfortably from the proceeds for the next 20 years and I don't think she will live past 100.

:scared1:What a jerk. All of them. I don't know if I could live in my rental unit though too close for comfort. Perhaps she could offer them half their money back if they get out now. Along the lines of "if you are unhappy I would be willing to refund you the 2 days $$ left and you can leave now"
 
See, here's the deal with me. I don't like to let ********* think that they continue to be ********* unchecked, as these people seem to be doing. Of course, my "******* Rule" gets me into trouble occasionally, but I've always been able to get out of the trouble too, so it's all good so far.

So what I would do is go into the apartment when they weren't there, pack their stuff up, including the gun, and have it on the front porch awaiting their return. Of course, I'd also have a policeman from my town waiting there with me because I would have explained to him that the male renter had been verbally abusive to me when I requested they close the windows during the rain storm as instructed as part of the rental agreement, and that the female renter made it a point to warn me that her husband was a policeman and had a gun and that I considered that comment to be threatening to my safety. And I'd have the locks changed on the unit too.

Then I'd let the off duty policeman with a gun talk to the on duty policeman with a gun.;) That way, I'd be able to stay out of it.

But, seeing as how your aunt is 77, she'll probably want to just lie low and hope for the best till they leave Saturday.

You and I would do the same thing, but she is 77, lives by herself, and wants to lie low, like you said.

I would think for a 77-year-old in this situation, lying low would be the best thing to do.

I'm not sure what to think about the gun comment. She could have either meant it as a threat, or just to let your cousin be aware of the fact that he has a gun (and that he may not be totally balanced).
