WWYD: 2 resale contracts vs direct...

Backstory...I'm a DVC stalker who is slowly chipping away at her husband to buy in ;) I also really love Riviera and want to be able to stay there but don't want to be confined to only there, so here's the 2 options I'm proposing (for today at least)...

Option 1: buy 2 resale contracts, one at Beach Club for 150 points and one at Riviera for 100...with the intention that we bank and alternate RR and BC/the field

Option 2: buy 200 points direct at Riviera and call it a day

Pricing is about $4000 more for the 2 contracts with 50 more points, which is no small chunk, but 2 different home resort options for flexibility...
Also we are a family of 4 with 2 young boys now but that extra 50 points may come in handy as they grow and we look at 1 bedrooms more than studios. Thanks for all your thoughts!
 
As someone who loves RIV and tried having both restricted and unrestricted points, it wasn’t for me. I sold a year later.

A room would show up at RIV for my trip and went to book and realized I didn’t have the points because the points I had in my UY couldn’t be used…I would then need to borrow but that messed things up for the next year

IMO, go direct and call it a day.
 
Agree with Sandi... I'm still waiting on my contract to come out of ROFR... and almost hoping it gets taken just so I can go direct and have my points almost immediately!
 
I’d go direct. Easier to have all your points in one bucket.
 

I agree with everyone here about going direct. As you noted, the extra 50 points will be helpful.
 
Direct get all the Riviera and not look back.

Only reason I get BCV is if I had to stay there. If I just want BCV once and a while I would likely just buy transfer points and do that for BCV.
 
If you buy RR direct, just remember that if you later decide to sell them, their resale value will be diminished by the fact that they can only be used there. I personally wouldn’t buy RR direct for that reason.
 
Id never buy BC for the field. I’d buy pretty much anything else for the field, including direct RIV, and I’m no fan of riviera.

I think this is impossible to answer without knowing your exit strategy. RIV has decades left on it and resale restrictions. It’s the right choice for some, but we have no idea if that’s you.
 
For you, go with the 200 direct RIV and call it a great day. You will have plenty of opportunities to stay at BCV and the rest of the field. Shouldn’t be buying DVC with any expectations on what happens if you later sell. As each new DVC location is built with new associations, restrictions will probably be the new normal anyway. You like RIV, buy it. Be a “DVC Y” member and have fun vacations.
 
I would buy the two resale contracts bc…. If you resell, they retaining a similar value (no real loss).

Kidding aside... I don't think incentives are the best right now? They seem to have surprising 'random' incentives lately... I think the next advertised turn over is June 2.
 
We've bought both resale and direct from DVC. I am a big believer in "buy where you are willing to stay" which I recognize is a slightly different philosophy than others may hold, but it works for us.

We bought RIV direct because at the time the price was reasonable, incentives were better, and it was quick, easy, and painless. Our primary reason for buying there is because it's a beautiful, small'ish, resort with easy access to two parks. The much-feared restrictions on points purchased resale had no bearing on our decision.

If your family has your heart set on staying at BCV, buying direct for that resort is just crazy money. I would definitely go resale for those points. Getting just the "right" contract (size, use year, cost, etc.) can be a challenge and even more of a challenge getting a really great deal through the ROFR process.
