Hi everyone! i'm in the beginnings of researching a resale contract and found an interesting contract on the fidelity website. i was looking for any info good or bad that people have experienced with them. and also had a few questions:

1.) are their closing costs, at fidelity, similar to other resale stores? i noticed that TTS lists theirs but fidelity does not

2.) are there any hidden fees?

3.) are the resale contracts "cleared free" deeds?

4.) i would assume that a contract with a use year of april, i would not owe 2011 MF or are they pro-rated??

any info would be greatly appreciated!!!

We have not used Fidelity but we did bid on one of their contracts via another broker.

Everything is negotiable, including MF's. So, in terms of the 2011 MF's (those are billed on the calendar year and not UY), it will be up to you and the seller to agree on who pays them.

We asked our seller to cover them, even though we were getting all our 2011 points.

I have also bought a contract through TSS and the closing fees I have now are very close to if not the same as the ones I had with them so I think most of the brokers have similiar fees.

Can't really answer any others. Good luck!

Have you done any searches on this?? There's quite a few threads about using Fedility....

I closed with Fidelity last month as a buyer. The service from Rachel was top-notch. I highly recommend working with her. Ask for her specifically, as the other individual with whom I first engaged there provided bad information.

The title company that they HAD used (I have learned that they since switched) Timeshare Title and More LLC was just awful. Unresponsive and very un-professional. You can dictate who you use to close... I suggest not using this company.

I would (and probably will) work with Rachel and Fidelity again.

Good Luck!

You must have been a lucky one as she never answered her emails or returned any calls that I made to her. I certainly wouldnt use Fidelity. I have noticed over the past few weeks that they have priced contracts at a certain price then a few days later they have gone up in price.

I agree with this, I should close any day now on a contract Rachel helped me with. She always responded to my e-mail the same working day. I would work with her again. Closing cost for our 160 point contract was $375 for closing and recording plus the optional $300 for title insurance.

I saw these offers over the weekend too (thanks to a kind disboard member who alerted me). I'm an April UY so have been watching. As for the MF fees, generally the owner has paid them, but often they will ask you to reimburse them since they did not use the points. You can negotiate that, but the last time an offer came through I tried that and lost it to another buyer willing to pay the MF. I'm looking at one of the 75 point ones myself. The smaller contracts go quickly (sometimes within minutes). I've already put my bid in this morning! Now I wait to see if I get through this time.

UPDATE: The seller accepted my offer, so I did manage to get one of the 75 point contracts today at BWV @ $55 pp. I'm waiting for my contract to show up so I can get it sent off for Disney. I leave on Friday for WDW, so hopefully I can get it taken care of before I leave.

Currently working with Sharon, she responds quickly and signed contract was quickly sent to ROFR where we are currently waiting!!!!

I talked to Sharon first thing this morning. I hope this time I have a better experience than my last time.

thanks for the replies. are there any special things i should look for or ask the agent??

There have been some negative threads on these boards about Fidelity, but none I have seen negative about TTS. If it was me I would try to find a contract at TTS, and only use Fidelity as a last resort.

We just got word from Fidelity today that Disney has waived ROFR on a 50 point SSR contract we're purchasing as a wedding gift for our son and daughter-in-law. I emailed Rachel back and forth several times on July 7th as to what we were looking for.....she responded each time within an hour and found us a contract that same day. We offered on the contract on July 8th, it was accepted the same day by the seller. Rachel emailed all documents to be signed on the 11th and our son and daughter-in-law signed everything and Faxed back to Rachel on 7/18 when they returned from their honeymoon. Evelyn from the Contracts Dept at Fidelity emailed me on 7/25 that the contract had been sent to Disney for ROFR and we were notified earlier this afternoon by Sharon at Fidelity that ROFR was waived. We should be closing within two weeks time from today.......needless to say, we're pleased up to this point with the service we've received from everyone we've dealt with at Fidelity.

I to have done business twice! With no problem! The first 100 p BCV contract was ROFR'ed but Rachel quickly found me another BCV contract that went through.

If you find a nice contract at Fidellity dont hesitate! In the end thats what is important not how many minutes until you get an answer.

We are not talking minutes of not being answered its weeks of not answering emails or returning calls.

We just put in our first ever offer on a resale and we are working directly with Fidelity and Sharon is the rep. So far so good - she has been vry responsive!

I worked with Rachel at Fidelity and she was great!!!

I have worked with Rachel too and she seemed better by phone rather that email. The first contract a 75 BCV I found around 6/28 had contract by 7/1 sent to Disney by 7/7 and Passed ROFR on 7/22. All closed and currently waiting for DVC to get me in their system. I did have to follow up frequently ( mostly because I was anxious since there were '10 point that need to used quick) but she always returned my calls faster that an email but always communicated.

Now I see a second contract and have called and emailed at least 3 times each and have yet to get a response on an offer. I am thinking the seller is hard to contact or something else is up since this is so unusual from the first time. So just to be fair - the seller plays a part too so it may not be all Rachel's fault.
