Will the bubble ever burst on DVC resales?

Once DVC saturates Disney World with time share villas, do you think they will stop exercising ROFR? And if so, will resale values will drop significantly?

Also, when do you think they will stop building DVC at Disney World? Do you think that BLT is the last?

Or will they just keep moving on, say Villas at Grand Floridian, or elsewhere?

Do you think that they will ever start to convert moderate or value resorts to villas?
 
I am not sure why you think DVC could possibly saturate WDW?

ROFR is the key to maintaining values... it will never stop... Part of the comfort of buying DVC.

I think DVC will have a second tower at Bay Lake.

Disney will never convert value or moderate cash sales to DVC.

After BLT is announced, there is only 3 deluxe resorts that will not have DVC associated with them, Yacht Club, GF and the Poly. With the popularity of DVC and having the guarantee that Disney will have pretty much steady income with their members, I can see them either converting some existing buildings at these resorts - similar to AKL Jambo or building new at these locations.
 

The is also plenty of available land for new resorts, both attached to new hotels, or Condo style like OKW & SSR. I still think POP legendary years area could be a good DVC location. It would take a little work, but the utilities are already there, and a check-in/food court/store area that could be made to include a full service restaurant without too much remodeling. It is relatively close to two parks for bus transportation.
 
I just completed a survey from DVC about new resorts. The three they emphasized in the survey were Las Vegas (total yuck), Lake Tahoe (eh) and Los Cabos (don't care for Mexico at all). They also included Colorado, Hawaii, WDW, DL in the survey but without all the emphasis of the first three.
 
I just did the same survey last night. I don't know what they're thinking, what with the economy going the way it is. Do they really think oil is going to get cheaper? That the real estate market is going to settle out in Vegas in the next few years?

Do they *really* think Las Vegas doesn't have enough accomodations, or that Tahoe is that easy/inexpensive to get to that people will want to go frequently???

I'd only be interested in the Tahoe one if I still lived in Northern California and could drive there. I have the same concerns about the new Hawaii one...I'm not spending that much money on airfare just to *get* to my vacation...I want some money left *for* the vacation!

So, how about making one of those two new Disney Cruise ships a DVC ship? Now *that* would get me excited!!!! :lmao:

Also, I am concerned with the excessive demand for DISNEY locatiosn that may occur due to moves like Hawaii, Las Vegas etc. If that continues I may consider more points sales LOL!

Disney should stick to what it does best. THEME PARKS! They are NOT world class in hotels and I don't think they are that far above the other timeshare providers.

Who would pay $104 a point for a Las Vegas DVC? Unless they really plan to use it mostly at DL or WDW. On the survey I basically told them I had zero interest in any other DVCs, especially those away from the theme parks. I'd bet they'd get a better bite on DVC resorts if they built them at one of the other Disney themeparks, like in the Far East or Paris.

DVC has already proven their ill equipped and ill prepared to sell an off site property timeshare, ref. VB & HH. IF they are going to be successful even for HI, they'll need to be more competitive in the sales arena. They will need to be more aggressive getting people in for tours and more aggressive in the sales presentation. A certain amount of points will be sold in house to other members but that will only go so far. The hotel in HI will help some, we'll see how much.
 
I don't think we'll see a "burst" on resales.....at least not for 20yrs....but by then...I'm sure they will extend out all contracts.

They can't let ROFR slide.....they will never be able to sell anything if you can buy it for dirt somewhere else.

Why not, given enough time? If they did a Poly DVC and it sold out, why not a GF DVC? I see them building more DVC at WDW until they can't sell them.
 
Disney will build what ever will sell. DVC has become a nice profit center and they will build if there is a market and slow down as the market slows down. The added bonus is the number of rooms made available to CRO, it's a double win for Disney.

Vegas is way overbuilt in timeshares. Unless DVC could get one of the regular condo tours for pennies on the dollar, I don't think it makes sense.

Marriott has a T/S at Eurodisney. I see it a lot on II.

The Hyatt in Beaver Creek was supposed to be the "DVC ski resort". Seems like the previous management got scared after VB and HHI and scrapped all the non park options.

With airfare the way it is(I priced out DTW-HNL late Jan for a 2 week trip at 890 last month) I'm figuring I might start saving my pennies for airfare and trying to exchange into HI.
 
I fully expect to see DVC at ALL deluxe resorts at WDW, and I'm not sure about saturating the market. The thing saturated about the market will be the crowds at the parks! Unless they build more parks and add on significantly to current ones, there will not be much draw. Crowds will become so large, people will avoid the parks, and isn't that the bottom line here? I also think ROFR will end somtime around 10 years before the contracts do.
 
Does that survey that some have received ask if you would be interested in buying or just staying at Las Vegas and the other locations?

Or does it just ask if you are interested in the other locations and leave the interpretation up to the responder?

If that survey doesn't specifically ask about buying, I think the results will be very misleading!

FWIW, I think this is a bad time to be building timeshares in Las Vegas. Hotel/Resort occupancy is way down right now (and so is the gambling revenue). In addition, the airlines are significantly reducing the number of flights to Las Vegas. We are getting coupons and incentive offers (free nights, cash, gift cards, brand name merchandise, etc.) to stay at the various resorts almost daily in our home mailbox. I'm not much of a gambler, so you can see how desperate they must be to fill up the resorts.
 
Carol, the letter that I got about the survey stated "Your opinions on topics surrounding vacation travel interests and behaviors are of great value to us." So while I don't recall exactly, I don't think it asked if I was interested in buying vs staying at these locations.

I think that's my concern.

There are GREAT TS products out there for a LOT less the Disney wants.

IMHO this is going to a huge error. I don't think it's goint to increase my value, but it's going to increase pressure on the resorts at Disney. If it does I might as well sell and stay at one of the Marriott and/or Hilton TS resorts in Orlando. They are as nice (if not nicer) then Disneys!
