Will Disney come down in price at the table?

Disney has Beach Club for $115 a point while the 2nd market has points in the $80's. This has been the case for a year for Disney. Will Disney come down in price at the table? Have they ever come down for other properties?
 

They will not negotiate the price of a specific contract, however, the price per point could fluctuate up or down from the current $115 per point. that said, I have not heard of any plans to lower the price.
 
Disney does not allow their sales people to negotiate, the management sets the price.

I did not realize Disney was selling Beach Club again??? :confused3

I asked my guide last week and he said only SSR, AKV and BLT???:confused3:confused3

They aren't actively selling them no, but they can always sell points at the sold out resorts if they have any points available through ROFR. Some resorts have a waiting list for specific UY's - others there is a plethora of points available to be sold.

Interesting. A person would just have to push their guide into looking or be firm that you will not buy unless it was this specific resort?? (I know resale is better I just have never heard that they did that at all so I was just wondering how you would get your guide to offer it is all)

I've asked before. We wanted points at VWL, but the direct price was too high. We saw a contract we liked via resale for much less, but by the time we were ready to make an offer it was already under contract. So we continue to look. My guide told me if ever there is a sold-out resort that we are interested in picking up points for direct, just ask, and she's happy to check their inventory. I guess she views it as another possible sale and more commission $$, whereas perhaps other guides just feel it's easier to sell the hot current inventory? :confused3 I don't know, but if they have it, they can sell it. Just ask. And ask. And ask again if needed.

Disney wants to sell their newer active not sold out resorts because that is where the money is and I get the feeling that is where they get the largest commission.

In reality they will sell you which ever resort you want in any UY. Sometimes you have to wait a couple of weeks but they always seem to come through. We were waiting for a certain resort, certain UY for a few weeks. I got tired of waiting so I called our Guide and told them that we were buying resale instead. 30 minutes later he called back and magically he had found the exact contract that we wanted.

Disney also gets contracts back through foreclosures and non payment of dues. As an example, so far just for AKV, they have reacquired almost 200,000 points.

At 150 points per contract (average guess) that is a total of 1,333 foreclosures

Over a three year period (guess) - that is more than one foreclosure per day.

No wonder they are not buying any via ROFR

I told our Disney member that my number 1# choise is Beach Club and 2# is Boardwalk from the start. Ive only talked on the phone but yes they do have $115 points. I had to ask if they had any contracts for Beach or Boardwalk. I did say I like Bay Lake Towers which Disney has at $150 a point.

So why not just buy a resale and save a bundle?
 
With the difference in resale contracts - not having full access to all collections, I don't think I would want to buy resale.

We own 4 contracts - 2 bought direct, and 2 bought resale-- prior to this past March.

I think there are more changes coming to resales - with the price so low, Disney has to do something. The removal of specific collections had the opposite effect, it dropped the price of resales - and at the same time lowered the ownership value, but made the lower point prices more attractive to buyers who want to stay at DVC resorts.

More changes are coming - and with Lewis out, I think things could get pretty cut throat. Disney is losing thousands of sales to the resale market, and the price difference isn't worth the loss of the few collections resale owners can't book now. I really think that once 'new' changes happen - Disney will give resale owners the opportunity to make the points 'whole' by upgrading them for a price.

I really expect them to limit the use to resale points to the home resort.

If Disney wants to drive direct sales, they are going to have to make resale a less attractive option.

With the Grand Floridian coming online in the next couple years... of course.. they have to announce it first.... :rolleyes: but I think big changes will happen between now and then.

The longer they let resale prices drop, the more attractive buying resale will be - especially for add on purchases by current owners.

But, I'd be willing to bet they will offer an upgrade opportunity, or create more 'classes' of ownership - something has to happen... Who is going to buy at $140+ when the Grand Floridian goes on sale - with a higher per night point cost - the price of ownership is going to be outrageous!

Knowledgeable DVC buyers are such a small fraction of their buying public, I don't think that we really matter much to their overall big picture.

I agree with both of these.. I doubt anyone is buying BC/BLT to stay anywhere but home; but it will be a worthless, if you want to book a last min trip, and you have re-sale BC points.

Side note: I also think most people stay where they own. I think Disboards has more "switchers", that the general population. Also resale SSR and OKW add ons for a great deal only, are a smaller %.
I was at SSR not 2 weeks ago, and talked to a # of people who owned there and never tried anything else. .... but maybe they bought direct too.. IDK.

I agree to a point, but Disney needs the resale market. Without it they will experience many more foreclosures and they may actually lose direct sales if new buyers feel they will be "stuck" with their membership. Also, although Disney loses money in the short run beacuse of resales, they will lose even more money if they have vacant rooms due to an excess point inventory from said foreclosures.
