Why so few VWL resales?

I was just curious why there are almost no Wilderness Lodge resales on the market.

Is it because it's a newer property, and people aren't selling yet, or are there way fewer units than at Boardwalk?

Would appreciate everyone's 2 cents.

hi: i think you listed the main reasons. it's probably mostly because it's the newer property.
 
I think it's for a few reasons:

- It is the newest DVC property (up til BCV comes online) and the smallest.
- Most people who bought master contracts (150+ pts, I think) are still pretty new at the DVC thing.
- Up until this weekend, you can probably get a better deal going through DVD to buy your points. I say this becuase most of us bought in at the $70-$75 range and if you want to sell your points, you probably want to get most of your 'investment' back and through resale you usually have to drop your per point price to make up for closing fees and commissions. When going through DVD, they pay the closing costs.
- (selfish reason) It's a real great resort!
 
As CHRIS detailed, the commission structure for selling DVC contracts is steep. To sell 150 points you may end up paying $1000-$1500 ($7-10/point) back to the broker. OUCH!!!!!!!!!! However, over time people will start selling their points for personal reasons...............
 

You guys forgot the most important reason for so few resales.....

When I bought in September 99 there were very few BWV resales. It was about 3 years old at the time. I would expect there not to be many at VWL for awhile.
 
VWL owners are so new they may need to have extreme circumstances to make them sell so soon. Also, it is very difficult for VWL owners to come anywhere close to recovering their investments with what other DVC resales are selling at. We had one VWL resale fall thru because the seller decided to take the contract off the market after we agreed to a price. He was going to have to come up with too much cash at closing to satisfy the mortgage. We were lucky enought to find a VWL resale that was a pretty good deal - but it took checking several sites several times a day.

Not sure if this violates any rules but there is a VWL resale on Lee Reid's web site. Not much better than going thru DVC unless you can negotiate a lower price. Good luck if you are looking.
