Most realtors around the country charge on the average 5% commission to sell a property. Why do the Disney resale companies charge such an outrageous amount. If a person is wanting to sell 250 points that is 2000.00 dollar commission. Is this just plain greed or am I missing something?

It is probably because it is not worth it to them to do it for less, especially with all these small contracts they have to sell. When selling a regular house the total commission is much higher because of the large cost of the house. These contracts rarely reach $ 25,000, unlike houses that don't start for much less then $200,000 for a small house.

I don't know the real answer, other than "because they can". :)

But my guess is that the commission is that rate because timeshare resale contracts are much smaller than houses. Most houses are $100,000 on up, while the typical DVC resale contract is maybe $15,000 or so.

And you're very fortunate if you can find realtors to work for 5% on real estate. Around here, 7% is pretty much the going rate.

I agree "because they can".

Around here, you don't need a realtor. The market is such that you would be a fool not to sell it yourself.

I'm sure, like anything else...they will charge whatever the market will allow. Thank goodness there are ways to sell w/o a broker for those that want to. ::yes::

Do some research on how and sell it on your own. You could do it through TUG or even on e-bay.

Good luck.

I have 2 of my better TS up for sale and the resort is asking 20% commission.

Several of the resorts in that area ask 25%

I have 250 at BCV and down the road we might sell. If I feel I have the smarts to do it myself I would consider that possiblility.
Even if it took me 20 hours to do the paperwork that would still be 200 hundred dollars an hour that I would be saving.
Thanks for the suggestions.
I realize that this site is probably possible because of the income that is generated by resales. I do not take anything away from the fine individuals who do fine work helping the average persons sell. It is nice to know that we do have a choice.

Most timeshare resale agents charge between 10% & 12% with a minimum generally between $995 & $1500. The reason is obvious, the small dollars involved. Many of the retail companies will resale as well for as much as a 45% commission though they're likely getting higher prices. Still, if you are realistic, you should be able to sell it yourself and get more than through a broker though likley less tahn a broker would get in many cases.
