Why buy BCV through resale?

I am looking at the prices for BCV and if you add closing costs then resale is now MORE EXPENSIVE than through Disney - especially as an add on.

DO you think people do not know you can purchase through DVC or is it they want the points now and do not want to wait?
 
The problem is that many, many people are on the waitlist for BC points. You could be waiting for over a year until your name gets to the top of the list, and my understanding is that to get on the list you have to put up a deposit.

The funny thing is that I sold my points there because I didn't particularly like it there. My kids are grown, and we don't go in the summer, so we don't ever seem to use Storm-along Bay. I like BW much better, since it has so many adult activities there--that's why we have 7 DVC resorts, though, since we all have different tastes. :)
 
Very recently someone here did buy BCV as the first DVC purchase from Disney. They had asked for any use year, and it wasn't long before they became members. I don't remember who, but they were thrilled and did save money over resale.

I think it's a combination of several factors. One is that many people simply don't know they can buy all of the resorts through Disney. Another is that many of the DVC guides actively discourage buying anything but SSR -- obviously because they have a financial incentive to sell SSR. Third, usually resale IS less expensive -- maybe not right now for BCV, but in most cases it is less expensive than buying direct.

And finally, sometimes you can find very attractive contracts via resale -- contracts with a lot of banked points, for example. You don't get banked points with Disney Direct.
 

Some folks may want fewer than the minimum Disney requires for new members, so resale may be the only way for them to get started on ownership.
 
we bought BVC resale b/c
1) got 2 years banked points (due to timing) -- 2004 & 2005.. + all 2006 coming
2) got less than the DVC would sell (only wanted 100 pnts --- DVC min = 150)

If you care to share, what did you pay including closing costs? :fish:
 
We just joined DVC last week and purchased 210 pts April U/Y through Disney at $92 pt. We only had to wait about a week. We looked at the TSS but as you said with closing costs they are now more expensive than Disney for BCV. Our guide at Disney did talk briefly about SSR but I told him the only resort we were interested in was BCV.
 
There's also another reason: I live in a state where DVC is only licensed to sell SSR (and that was a very recent change). My only option would be to find a resale or purchase the next time I am in Florida. It would be cheaper for me to go the resale route than to pay the expense of a trip for the sole purpose of purchasing directly through Disney.
 
Are you saying that in certain states Disney can sell you properties other than just Saratoga?

I was going to go through resale to get a Boardwalk or Wilderness Lodge property because I thought Disney did not offer that. At $85/point, I would see myself doing better than going through Disney even with $400 - $500 in closing costs. Am I missing something?
 
I recently bought BCV (150 points) through Disney. I was on the waiting list for about a week and a half. This was my first DVC purchase, and I didn't have a preference on the use year.

I chose to buy through Disney for a couple reasons: I contacted 2 resellers and didn't hear back from them. On the other hand, my Disney guide was great, wonderful communication all the way. Also, I paid $92 per point and probably wouldn't have saved much, if anything, buying resale. (This isn't true for most of the other properties.) The possible savings wasn't worth the additional hassle, in my opinion.

We did give them our credit card number but they didn't charge us until we had our points.
 
Still - isn't this an ususal situation that is starting to arise? where resale prices for 1 DVC property are higher (or close to)than Disney direct?

I made this same point on another board - that for contracts of 150 points or more for BCV, Disney Direct is becoming a better choice. I suspect that Disney will be buying up more and more BCV contracts to meet the waitlist they have at this point.

I'm not knocking resale - as of this point it's the way my DH and I plan to go since it looks like we'd like 2 contracts with different UY and less than 150 points each. (100-130 Oct/Sept OKW + 50-60 April/MArch HH).

But still - has the point pricing ever done this before? :confused3
 
Disney is restricted from selling certain properties in certain states. Disney also is restricted from giving referral bonuses in certain states. I think this is also the case with Canada sales and possibly overseas sales as well.
I even recall someone who could buy a certain DVC resort if they went to WDW and signed the papers in Florida, but could not buy the same DVC resort if they were calling from their home state...yes even Disney has to pay homage to our state laws regardless of how crazy they are.

When you call member services and talk with a guide, the first question they ask is what state are you calling from.
 
I guess you might be right, I ended up paying ~$93/pt total costs for BCV thru TSS. All I can say is our Disney guide wasn't real eager in helping with non-SSR sales. Basically, we can put you on a waitlist...that's it.

I also found them to be extremely negative on re-sales. I wanted to make sure DVC was a fairly "liquid" investment, so I could "exit" in ~10 years and recover some of my up-front expenses. They wanted nothing to do with that, and highly discouraged thinking I could re-sell it, basically it was just a 20-30yr prepaid vacation plan.

All-in-all, I found the DVC sales pitch very disappointing - they just kept rambling thru their pitch on "pre-paid" vacations that after 7yrs are paid for. The only reason I kept digging deeper was the everyone insisting what a great deal it was. If I hadn't found this website & TSS site, which provide a liquid secondary market for DVC, I would never have bought in.

Disney's loss is TSS's gain, maybe they'll learn something... :teacher:
