Why are OKW points (for GV) so much less than BWV??

While I understand the land cost, development cost, etc arguments and I agree they have some validity, I think Peterd came closest to my view on this.

OKW was the first resort and Disney didn't really know exactly where to "price" the units. I'm certain they erred on the side of caution, IMHO it's better to sell out at a slightly reduced profit margin than to be left with a white elephant that doesn't sell at all. Having seen the experiment under working conditions at OKW they were able to see they had , perhaps, underpriced and over sized the units at OKW ( IMHO this is particularly true of the GV, but holds water for all the units at OKW). With the benefit of hindsight, they reduced the size of the units a little and raised the cost (both $per point and points per unit) knowing the "market" would accommodate those higher costs. With the legal set up of DVC, they were stuck with their original points cost of OKW as , although they can move around the seasons a little, they are legally bound not to raise the overall total.

Maybe the easier question to answer would have been "why are BWV GVs charged at a higher rate that OKW" The answer there is, because they could and did raise the price, at OKW they were legally obliged to leave it where they originally fixed it.

I tend to agre with Rich, but this is with the benefit of hindsight. If I was to buy in again, having stayed at all but VWL, I think I would buy at OKW. I do like the bigger units and the parking situation but over all I prefer the ambience of the resort FOR A RESORT THAT I WILL RETURN TO MANY TIMES. It's nice to be in the "hussle bustle" of BCV and BWV but IMHO, after 10-15 years that may go a little stale. It's a personal thing I know, but my feeling is if I want a little "action" it's available a short distance away. If I want peace and quiet there is a good chance I won't be able to find it in a room overlooking the BW. I've always found it's a lot easier to find noise and action than it is to get away from it LOL.
 
Every resort I have stayed at was top notch. So far I have liked them all (though I have not stayed at HHI). Every resort is different and thats what is nice. All of them have a different theme. Compared to other "time-shares" that have the same general feeling I enjoy DVC for the different tastes I get. Sure I'd change I few things here and there (those concrete stairs at OKW kill my knees for some reason). But all in all I enjoy DVC....BWV is #1 though:p :p :p :p ;) ;) ;) :p

When we bought DVC 2 1/2 years ago, it was explained to us that the total points for a resort could not change. Suppose that seasons were changed if the whole country went on a year round school schedule. If points were increased in one season (or block of time) then points would be lowered in another block of time.
To beattyfamily: I am guessing that what you really want to know is if the BW GV is really worth all those extra points. Only you can answer that after you know what each resort has to offer. As you can see by this thread, everyone has their opinion on what resort has more to offer. One person's plus is another person's negative.
 
I sincerely didn't expect this many respones! I didn't know I'd start such a debate with my question. I'm sorry.

I'm new to DVC and have never even stayed at my "home" of BWV's yet. This year will be our first and we've invited my husband's brother and his family so we're hopefully getting a 2 bedroom standard (waitlist). Then next year, we invited a family of 5 (one in a crib) and I was checking out the point difference from a two-bedroom to a GV. Then somehow I came across the OKW points chart and couldn't believe how many less points it was than the other DVCs (I looked at BCV, BWV, and WLV only).

Eventually, I'd like to try them all and see for myself. After reading everything here, my guess it's all just because the OKW was the "first" DVC. I think that might be why it's the lowest points.

Thank you all so much for replies because I've become much more educated about the various DVC's and what they have to offer.

I think when I do try the other's it will be in this order...BCV, WLV, and then OKW. I want to try WLV while my DD's are still young for the nearness to MK. BCV because it's across from us and then OKW. I can't wait!
