I am not sure what the builder was thinking having the space right next to the kitchen be the family room and then having space near the front of the house, pretty far from the kitchen, be the dining room

That seems to be very common, especially in newer homes. Does not make sense to me. I think it is because the diningroom is consider formal for company, and it keeps the company up front near the livingroom, not in back where the messes might be.
 
I like #1 the best but I guess my questions would be do you have younger children? My concern for my family would be I spend alot of my time in the kitchen and I like to keep track of my boys while I'm cooking and that would be an issue if you switch the living room/dining room with the family room (which I think is a wise decision- it makes more sense for plan). I do love the 5th bedroom option, so many things you could do with that room. Is there alot of storage room in this plan as well? I ask because it seems like no matter what stage of life you are in, you can always use more closet space :) . I hope you find the perfect plan for you and your family.
 
you know, it would make sense if the "open kitchen" area had an eating space that was seperate from the family room but there just wasnt room for a table AND a family room.


So that was my solution to the issue as well as many other peoples I guess LOL. The community lady told me that most people did it that way.
 
I like #1 alot more, it fits your family needs much better IMO. What happened with the other house? Did it fall through? We just got settled in our new house and we have the living/dining combo, but we do have an eat in kitchen too. I could email you our house plan. Isn't Corey Barton the ones with the commercial of the lady on the ride on vaccuum? I love that commercial! :lmao:
 

I can't decide.....just a couple of points: I don't like having a walk in closet off a bathroom. I think that allows moisture from the bath/shower into a closet full of clothes. I prefer the patio off the dining area, as opposed to the family room. I'd have to study it more to come up with anything else.....

How is the new house?


Corey just dropped his prices so I fear that all will go now. And we would have bought at the height of the craziness, not what I want, obviously!


Anyway, that other house would have been really stretching our budget, we could have done it but it wouldnt have been easy.
 
Both are lovely, but I prefer number 1.

I like the bigger bedrooms and more with walk in closets...I like the 5th bedroom downstairs

I like the bigger laundry room

Oh, and the 10k cheaper is nice too!

I seldom use neighborhood amenities.

thats what I would think too.
How oftenw ould we use them? the HOA dues are $200 less in #1 as well.

The #1 house backs onto a huge park so that would be wonderful and enough for me.


BTW, D, 2 inches of snow on my car today!
 
I like #1 better. Mostly because I love my own open kitchen and because it has the 5th bedroom.

ok so I called and got the specs on #1

Here is the breakdown

Master Bedroom is 16x18
2nd bedroom is 13x16
3rd is 11x15
4th is 13x13
5th is 11x12



so the rooms are decent sized ( except #5) so thats good.
 
What was the total square footage of number 1?
 
Voted for plan #1 especially if 10k less.
Like the water heater and furnance in the garage. Easier to work on imo.
Like the 5th bedroom, and hopefully it will be big enough for an office.


I think #1 has better curb appeal, plan #2 has windows in the closets which I don't understand, kind of a waste. Large corner windows in the bathroom? I don't know. 1/2 bathroom downstairs is off of the utility room, would rather have it off the hallway.
 
That is a hard call. I would love to have a downstairs bedroom, so I am leaning towards floor plan #1. However having a pool that you can use is a big plus too...

Both have kitchens off the garage which is a must for me. I don't like to carry groceries through the house and it is really easy to put the trash out too. Both seem open and have large living spaces. I like the look of house #1 a little better but both are fine. With a 3 car garage you should have enough storage.

Could you screen in the patio one #1 to make a breakfast room? That is the biggest thing missing from this floor plan. If you could I would say #1.

I am not wild about the master bath/closet set up in #2. Some people do like it that way.

So I guess I would go with #1
 
#1 is 2750 SQ ft.


#2 is 2467 (I think)




The will double th patio in this subdivion so it will be a 200 sq ft patio.

I still dont know if we will go with this but I think we probably will.
