When will the 2042 contracts of BCV and BWV decrease in value?

Looking at the average sale price of different DVC locations, I wonder how long we will see the 2042 locations like BCV and BWV hold their value? You can purchase many other locations with longer deads for a cheaper price.

These two locations tend to hold a value above others that have much longer deed dates. Is it only because of their location?

How long do you think they can hold their value before we see a dramatic decrease in sale prices?
 
It’s a combination of location, as well as 11 month priority to some very advantageous point charts.

I think 2032 is the magic number. Once they have 10 years left you’ll start to see them plummet. Until then - I expect the value to hold especially when direct pricing only continues to go up. A BWV contact at $130 per point w access to 10 point studios is much cheaper entry than direct $235 for Poly or Riv - and their cheap studios are 17 per point excluding the duos.
 
Yes, location is key for both. BWV is the best hotel for walking to 2 theme parks, great in the early morning and late evening when Disney transportation typically has long waits. BCV is really close to Epcot and has what many consider to be the best pool, Stormalong Bay.

To understand prices, you have to calculate remains years plus Maintenance Fees (MF). The calculation is more complex but let's assume 15 years left. At a price of $120pp, that averages to $8 per year, $135pp averages $9. MF at both are roughly $9 per point this year. (Will go up in future years but so will cost of cash rooms and point rentals.) So you basically are paying $17-18 per point, which is less than what you can rent points at those two resorts for.
 

How cheaper do you want them? Because I would say they are already cheaper than they would if they had 40+ years left.
Sure, when they have 5 or 10 years left they'll be cheaper, but they'll also have 5 or 10 years only instead of 17.
I am thinking they may move into the 100 per point similar to SSR and AKL in a year.
 
I wonder when DVC will stop selling points for BCV/BWV. Yes, I know they have long ago been sold out. I'm talking about points they acquired by ROFR or default and currently sell directly to owners seeking to add on there.

Why would they ever stop? If someone wants it, why wouldn’t they sell it to them? As long as they understand it’s only good until 2042.
 
The reason I posted is to think about when to sell. Are we a year or two away from the 2042 contracts becoming very low in value or will they hold their value for a few more?
 
Lets see when the commercial renters sell.

There is a ton of value. I bought a non stripped contract for $103 earlier this year. I booked my first trip in a standard 2 bed.

If I were to add, I'd probably buy more boardwalk points.

Over the past few years, the rental cost per point has increased a lot. Faster than dues. So the residual value of the contract has increased. Once we get closer, the value will amortize down.

If this year, I value using my points at $21/pt and dues are $9/pt then the $12 value is how much I would expect the contract to go down by. Future years would be discounted by the time value of money so the $12 value+ inflation in 2042 is probably worth $1 today but will be worth maybe $13-14 in 2041.

They meant price. BWV is getting closer to $100 as prices have been coming down.

The average is closer to 115-120 right now.

I am talking about consistently going for 100 or lower.
Yeah I got mine for $99 which was asking price, in late 2023. Some are available right now in the 102-105 asking price range. 100 should be doable if you make some offers and keep an eye out.

I was going between BWV and BCV at the time but the only really good deals I could find were BWV. I couldn't bring myself to pay around 30% more for a resort right next door that expires at the same time, though I do think that I may like BCV just a smidge better after staying at both. The views are better at BWV but the I love the smells and vibe at BCV. And I would probably like the pool better like everyone else does once we have kids. We have a pool at home so we aren't usually pool people on vacation when there are other things to do.
 
But so is BLT.

The 2042 resorts confuse me quite a bit. Some people are even buying them DIRECT.
Yeah direct 2042 resorts make 0 sense to me. But I see people do things every day that baffle me. They can waste money however they want I guess 😂

I love the crescent lake area so I NEEDED to have something there, and that was before I bought RIV. I really wish RIV had walking access other than the skyliner though.

BLT is a heck of a steal if you can get one on the lower end around $100 and I would probably be looking for one if I didn't already have it as a home resort. And the refurb looks like it is going well and we should start seeing rooms within the next couple weeks I believe.

I would be tempted to flip my AKV into a great deal on BLT or even Poly once those prices fall a bit more. Either downgrade in points a tiny bit or pay a small fee to basically change those points to the later expiration, better location, lower dues BLT/Poly
