Might the delay be because the timeshare license amendment takes different times in each state? Wondering this based on @Sandisw experience with BPK addition to VGF. IIRC, she has posted her guide said they just received approval to sell in her state a day or two before BPK sales started. We don't know when Disney initiated the timeshare license amendment process for BPK @ VGF, so we don't know how long it takes. (Disney does know this information).

Late May, Disney received approval for amending the PVB license. If Disney initiated the process right away, we're just over 2.5 months into the process. However, based on @Sandisw experience with BPK@VGF, it seems likely that Disney has waited weeks/months after Florida approval before trying for approval in other states. I would bet an imaginary internet dollar that Disney isn't going to delay as long as they did for BPK@VGF (Florida approved mid July and sales started 3/3/22).

Back when PVB initially started sales, they did not have approval to sell in most states. This meant guides could not even talk with most people over the phone because they didn't know what state that person was calling from. Within 1-2 weeks, most states had approval in most states. I believe California was the last one. IIRC, it was roughly 2 months after sales started. (Back then, Tikiman who was living in California, had to fly to WDW to purchase).

Again, no clue when Disney initiated the process for IT@PVB amendment in all states. However, they may be waiting until that comes through before they release more information.

If someone knew how to find the timeshare amendment in California and looked it up both VGF and PVB, they may be able to provide details shooting a hole in my theory.

I’m not sure that Disney waited to start the process vs. the process being started ASAP in the other states but the approval taking longer in some states than others.

There is definitely a difference in how long each state takes. Apologies, if I wasn't clear on that part.

While it's possible Disney started the approval process in other states at the exact same number of days for every project.

The pattern for everything has been pretty random.

It shocking to me that PVB was approved in Florida 250 days before sales information was released (but it was 2-3 months after sales started that they had approval in all states). They had ample time for approval.

Similarly, BPK@VGF was approved in Florida 230 days before sales information was released. Based on @Sandisw experience, they barely had it approved in her state.

Based on CFW, it seems they only need 88 days when they initiate the process correctly to release sales information. Sales started 16 days later, which seems to indicate 104 days from the license granted to be able to sell to all states. (For fun, 104 days from IT@PVB Florida license approval would be 9/10/24.)

NOTE: I edited the original post to include the Timeshare License Granted information in the charts.

Here is the data in a chart showing Florida Timeshare License Granted, Master Declaration, and sales information released dates.

NY didn't come through for sales until the night before they started. I talked to my guide earlier in the day March 1st, and he was still waiting...though he figured it would be fine and it was.

Wondering if this is a good place to ask….we’re in ROFR for a 100pt Poly resale contract, which will be our first ever entrance into DVC. We were hoping to also buy the 150pt minimum for benefits direct, hoping that being members would give us an additional discount. We’re on day 27 of ROFR and I know we have a good month+ to go before our membership is activated. If sales were to start prior to our membership approval, how soon do big, highly awaited point sales sell out? I know this will depend on incentives that we don’t have info for yet, but just wondering if I should be a little worried or if we have a shot. Thanks everyone!

I wouldn't worry a ton - you should hear back on your ROFR any day now - assuming Disney waives its right on the contract and you close reasonably soon, you'll be able to take advantage of existing member pricing as soon as you're in the system. If you pass ROFR today you're looking at several weeks to close and then get entered into the system. Check out the "Closing Time" board to see the latest estimates for points being booked after closing. Couple of things that could be of issue - 1) if Disney snags your contract you will be back to square one and have to weigh the options of the initial incentives that post. 2) Depending on the date that sales go live - the initial round of incentives could be short or long term. I'll defer to the more seasoned owners to weigh in on how long the typical launch sales are active. Good Luck!!

Thanks for the hope!

Don’t worry, Poly won't sell out for a number of years, and the initial incentives will be available for weeks, more likely months.
Good to hear you say it wont sell out for a number of years - we are looking to join whilst we are there on our trip in May (we are from UK) and I knew the initial incentives would probably be past by then but I was quietly worried that the contracts would be sold out completely as I know it is going to be v popular when released!

That was crazy and everybody wanted one! When we first bought in 1996 we were given canvas tote bags (2 different styles I still use), our current on property stay refunded, free closing and two years points. Last direct purchased, we were given a backpack LOL!
Crazy how much less you get as time goes on! We just went to Disney for the very first time for any of us in 2020 right before Covid. Wish we would have discovered DVC then even, but here we are now 🙃

It’s opening this year and it’s almost September. I don’t see them selling points this year. They will just take in all the cash they get for the rooms. DVC has right now 3 resorts they are actively selling. Not including Aulani. Poly 2 would make 4 above resorts and would probably drastically cut down on the others. The Fort Wilderness sales could dwindle down to almost nothing from the tiny number they have now. Too many resorts for DVC. Very poor management if you ask me. Still a good amount of points at RIV to sell, unless they have a monster fire sale there.

I'm waiting on the monster fire sale! We will tour Poly Tower in October with our son and DIL. We have all been WAITING it seems forever to see these villas.

I know we will love it...and just hoping for that intro price we can't refuse LOL! Unlikely, but hey, we can all hope right?

No matter how successful it is, we are absolutely looking at a year+ of sales, and it seems reasonable to believe it will be multiple years, although we will be able to guess at that better when we know how many points are in the new building.

It’s not opening until December. I want to see the whole property.

Unfortunately, I have Boardwalk booked Dec 3 to 9, unless they have an early opening I will not see it then.

Supposedly DVC has allocated the first group of rooms to the association. So it should go on sale relatively soon. Usually 15-45 days or so as stated by Paul in the most current DVC Fan video. He believes an October 1 date for sale to new members and a September sale to current members. This will be resort #4 with active sales. So who knows what will happen to RIV and the cabins sale numbers. I don’t expect much to change out at the Disney Land Hotel sales.

They've already announced that they're moving 40 rooms over to the dvc side. The rest will remain as cash for a while.
