What's your experience with Fidelity resales?

we're buying and our documents don't say anything about a notary--they only say "witness." There's no place for a notary seal. We're sending them back without notarization so I hope we don't need one!

No as the buyer you do not need notarization! We have bought and sold through TSS and are buying through Fidelity nothing needs to be notarized as a buyer.
 
I am currently waiting for the closing documents for my contract from Fidelity. I passed ROFR on 3/29 and I just called them to check on my paperwork since it has been 4 weeks. After being put on hold they called the title company and I was told that I will be getting the paperwork next week :scared1: I mean come on! I don't blame Fidelity directly, because I have had no problems with them answering my questions or responding. BUT, their choice of title company reflects poorly on Fidelity since they are the company that is handling the sale and the people who you almost solely interact with.

Since February I have both and brought and sold contracts through TTS and everything was processed very quickly and smoothly. I just happened to find another small contract with Fidelity that I also wanted so I decided to give them a try, but I think this may be my last time with them unless they change title company.

Wow I think someone dropped the ball, we passed ROFR the same time, we received our closing documents on 4/18 and the closing docs said we would close on 5/11. I sent closing company an e-mail yesterday asking the status and when they thought we would actually close and they responded with waiting for dvc for points status and we should close on or before 5/11. About 2 hours later I got an e-mail sating congratulations you have closed it will take 10 - 14 days to get into dvc system. As a buyer Fidelity did an decent job, communication not to great but they got the job done. If TSS had similar listings I would have gone through them but they did not have anything close at the time.
 
so far no problems. only issue was with sellers not sending papers back till they were called.
 
I went through Fidelity. I found communication to be lacking, but I was aware of that problem going in. Im also one of the people that dont need an update every few days. We had ample communication at the important steps of the process. Went ppwk was sent to us, when it went to ROFR, when it passed, etc. I think I sent one email before ROFR asking a question that didnt get returned, but no biggie. Didnt really have a need to contact them otherwise.

The title company they use is about the same, maybe more so, with backlog.

As long as you dont feel the need to speak to them multiple times and just let them move right along, youll be fine using them.

Im am now getting impatient as we have sent out thousands of dollars and its not closed yet (sent middle of last week) but its out of everyones hands now but Disney's Now trying my best to wait patiently :rolleyes1
 

We're just starting in the process--faxing back our contract as I type!- but all positive so far. Sharon has gotten back to me very quickly whenever I've called/ emailed but we've got a ways to go in this yet! Not worried about ROFR since we made a high offer due to small point contract-- had sellers pay dues and part of closing costs instead of lowballing the offer--the total comes out the same but it eliminates the ROFR concerns. Hope it goes through fairly quickly so we can make next April's reservations ASAP!
 
This is my first time working with Fidelity. We are working with Rachel. So far all has gone smooth. I am still waiting to find out if seller has signed contract. Last time I used TTS and they were great, but Fidelity had what I was looking for this time.

Timeline:

Offer to seller 4/26
Offer excepted 4/26
email with contracts from Fidelity 4/27
faxed signed contracts back to Fidelity 4/27

I'll continue to post progess
 
I passed ROFR on March 28. I still don't have closing documents.
 
I really don't have anything good to say about them.
I called them once (pre 3/20) made an offer on a listing to Rachel, was tolded she'd get back to me.

I still haven't heard back from her.

Called again on another listing (post 3/20) again, got Rachel.
I made an offer and was told she'd get back to me.
A week later, I'd heard nothing so I called her.
She said she didn't think the seller would accept my offer.
I asked if she had presented the offer, she said yes but went on to tell me she couldn't tell me the seller had rejected, or accepted the offer!?????

I told her I thought the seller owed her and I an answer one way or the other, Rachel agreed and said (wait for it) 'she'd get back to me' :lmao:

Still haven't heard from Fidelity.
I have since Feb purchased 4 other listings from 2 other agents so I don't think "it's me".

I'm amazed Fidelity stays in business in spite of themselves!

No offense, but thw owner really owes you nothing. In this case fidelity represents the owner, not the offer presenter. Not sure what your offer was, but maybe it received the response it deserved.
 
The common belief is that Fidelity has a large number of distressed contracts, some of which just don't have much leeway in their price. I suspect your offer was below what it would cost to pay off the loan... We used Fidelity and it went off with out a hitch. You just have to be very proactive and on top of the time scale. I would recommend them but with the above caveat, you must stay involved. That is the price you pay to get your contract at a lower cost per point.

No offense, but you're wrong.
Florida brokers are required to present all offers - by law.
A response of "yes", "no" is, imho, required by - common sense and common courtesy. And it is reasonable that the broker convey that to the presenter.

And you are correct, you do not know what my offer was, but i find your inference that it was some how so defective so as warrant no answer - absurd. Other lesser offers have passed and been recorded on the rofr thread within the past 90 days.
 
In March, I found the contract I was looking for at Fidelity. The seller accepted my offer, contracts were signed, and we were ready to go to ROFR.

Here's a recap of what I posted in the ROFR thread:
  • I received an email on 3/30 saying the contract was submitted to Disney.
  • On 4/4, I received an email saying the contract was submitted to Disney.
  • After seeing several posts that many people who submitted after me had passed ROFR, I contacted Fidelity again. Today, I hear back Disney received the contract on 4/11.

What the what? Is there something in the process that I'm missing here? Does Fidelity have snails hand-deliver contracts? Has anyone else had similar situations with Fidelity?

I suppose I might be a little over-sensitive to timelines, because they contract has some expiring banked points that need to get scheduled or rented ASAP. Sigh.

I didn't use fidelity, but instead the "other" DVC resale place. They have access to fidelity listings; I'm sure everyone knows! I cleared ROFR 3/14, submitted 2/21. Contract I signed indicated we would close by 3/25. Received the closing docs 3/21 from the "fidelity" used title company after my 4th or 5th email. Still haven't closed....told maybe sometime next week. Starting to wonder if they just wanted 10k.:mad: I keep telling myself the hassle is worth saving @ 50%.
