What's view like at YC Jr. Suites?

Was debating on JR. Suite at BC or YC. I definitely wan't a view of the Lake , but from the floor plans it looks like the YC has trees blocking the view of the lake, whereas the BC has a clear view of Lake and sand beach. Has anyone stayed at either of the JR. Suites at YC or BC who can describe the view?
 
we were in a jr suite at the YC last year. Third floor. View was blocked by trees but you could see the lake. The room was on a corner of the building, the wing that extends out towards the lake and is closest to the BC. o we could see the BC from a side window and the lake and SAB from the balcony.

I'm not sure if it was technically a Jr. suite or not, but we stayed at a 1-bedroom suite at the Yacht Club (Room 3209) third floor. It had a regular room attached to the 'suite' so I guess it technically was a 2 bedroom suite. The regular room part had a balcony that overlooked the main entrance into the Yacht Club from the lake/Boardwalk area, and you could see both the lake and the Boardwalk looking to your left. It was a corner room, so the other balcony faced Stormalong Bay which you could see clearly, and there were some trees blocking the lake from that view. I think the room was great though. Have fun!
 
What are the approximate prices of the Junior Suites like in Value season? Just a ball park figure would do.....thanks:D
 

I don't know what a good rate for a JR. Suite would be, but I am paying $488.00/nt (that is the total including taxes) for a Jr. Suite at the Beach Club (563 sq ft) it also include the concierge service. This is $200.00 more a night than a regular water view room at the beach club. Still debating which ressie to keep. Can anyone comment on whether you think the Jr. Suite w/concierge is worth the extra $200/nt? There are 5 adults sleeping in one room, so I was hoping the extra room would be a little more comfortable even though the bedding is exactly the same as a regular room. Any thoughts?
 
WDW2000, We will be visiting WDW this coming August and staying at the Yacht Club. We have two teenage boys, not large in weight, but one is 6 foot tall and just turning 16. I was concerned that the two boys will no longer be happy in a Queen bed together, but if had to, so be it. With all the special's going on (check mousesavers.com for codes) I was able to book two connecting rooms, 4 nights for 4 people, includes Ultimate park passes, WDW pins for each person (Fall Fanasty Package minus DC discount code which saved another $100) for $2,509.56. We will have 2 rooms, 4 Queen beds, possibility two daybeds and TWO bathrooms. The total minus the park passes (room only) is
$181.69 a night per room including tax. This is for a standard view, water view was available for a little bit more per night. That's a total of $363.38 a night for both rooms with tax's. It will be nice having the extra space and the boys are thinking this is great having their own room and TV. Just a thought you might want to consider. Have a great time!!
