What is the most difficult room type to get?

In general it appears that grand villas are hardest to book (because there are so few of them) followed by studios, 2 bedrooms and 1 bedrooms (the easiest). I don't know whether there is a great imbalance. Someone who has worked at MS booking rooms might have a sense of whether the demand for any particular size unit far surpasses the availability. Since we often read on these boards of times when there are no units available of any size, I suspect that the equilibrium of supply/demand is pretty good.

When released I think the conceirge rooms at AKV will be by far the hardest room in DVC to get. I am going to guess they are the new CRT and if you call in at 8:01 you will miss them.

There are several nuances to what has already been posted.

IMHO, the most difficult reservations to get also depend on the resort and the date. For example, IMHO, the most difficult reservation to get is a standard view studio at the BWV for New Year's Eve.

In fact, if you want to stay in standard view units or guaranteed Boardwalk view units between Thanksgiving and December, you need to call day by day as soon as MS opens to be sure of getting it without having to use the waitlist.

In general, dedicated 2 bedroom units at the BCV are also very difficult to reserve without taking full advantage of the 11 month window, no matter what time of year you visit. Also tough without the home resort advantage are (in no particular order):

* Grand Villas anywhere, including the Beach Cottages at VB
* The already mentioned SV & guaranteed Boardwalk view units at the BWV, * Studios & 1 bedrooms during the summer at HHI
* All room types at VWL between Thanksgiving & New Year's Day
* All room types at BCV & BWV starting with Food & Wine Festival time and continuing all the way to New Year's Day
* Conceirge rooms & value rooms at the AKV - just speculating as we don't have any expeirience with these yet.

I've probably missed some. Please note that it is POSSIBLE to get accomodations at 7 months that meet the above criteria (if you know & use the system to the max), but the odds are not in your favor and you may need to use the waitlist to be successful. (Thus the advice to buy where you want to stay the most or at least buy where you won't be disappointed to stay when you can't get something else at 7 months).

As the membership grows, the competition at the 7 month mark will just continue to increase.

Me too. Especially for those needing/wanting two or more consecutive nights. At least with CRT I could give them a search range of dates and all times.

I just get a feeling that considering how "tight" alot of DVC'ers are with their points one night per trip is going to be the norm.

I was thinking the same thing...like when you want 5 nights with a 2BR and someone has a studio in the middle that you cannot get.

I plan to try for a Sun-THurs stay myself.

Of course the first Conceirge on E-Bay for a peak time will be VERY interesting.

I agree. We've done 7 New Year's Eves so far. About 4 years ago were a little late calling, about 9:05 AM right at the 11-month window. We got the 'last' Standard View Studio at BWV.

I'd think DVCers would go for at least two consecutive nights: one to enjoy concierge and one for the Sunrise Safari. And we're only talking a couple extra points per night. Those studios are gonna be "Gone in 30 Seconds". What'll be near impossible will be the two-bedroom, I bet. At least not for more than a night.

Oh yes, with attached Sunrise Safari ressie. Easily the highest single night price I bet. I do wonder if Disney will be more active in cracking down on rentals though. With 15 rooms available and Concierge one of the selling points, having those rooms go to renters would be a huge PR gaffe.

I am sure you will see AKV concierge on Ebay and elsewhere.

Of course it will simply be a case of a member booking the highest demand room of all DVC and then not being able to go.

No one would book on purpose with the intend to sell it, oh I mean rent it.

At least when the AKV come up then there should be rooms opening up other places for people that are on waitlist. At least that is what I am hoping for.
