What is the best way to rent our points?

We are new SSR members and are using minimal points for trip in January (everything I do has to be frugal so of course the least points LOL). My husband says we can rent out the remaining 70 points to help cover annual dues. That gives a lot of options considering sunday to thursday rentals.

How do we rent our points out? If our home resort is SSR, I know most people would rather go to BCV or BWV or WL, but I can't guarantee that, so do I first get a reservation at the 7 month mark for one of these resorts and then try to rent out on e-bay for the specific week (trying to get holiday time - I know that will be tough)?

Any advice is appreciated.
 
Best bet is to head over to the Rent/Trade board and post what you have (i.e. 70 SSR points with x Use Year). That way people can see whether what you have fits their needs with regard to 7 month window.
 
holiday day times are not hard - too many points for most members.

One exception is Thanksgiving week - you can get it for a bargin for points - for cash it is expensive. Value season (most of it ) for points, while cash it is regular season.

You can generally rent out Thanksgiving week.

but since Doc has the new rule - I would just post on the rental/trade board -
unless you are planing on doing this often.
 
Our best and most profitable way to rent the points is to make a reservation and sell it on E bay you can usually get upwards of 15 to 17 dollars a point I have even seen a rental go for 22 dollars a point.
 

Question from a longtime owner who has never rented my points....

To those that have rented before, do you make use of a contract or written agreement? My biggest fear has been the thought of renting to a stranger who subsequently trashes the unit and I'm now liable for damages. Does anyone have or use a written contract between yourself and a prospective renter that covers responsibility should any damages occur from the renter or additional cleaning charges be assessed because of neglect of the renter. Additionally, do you spell out any cancellation charges or penalty for changes?

If anyone does use a contract, I would sure appreciate a copy of any contract you might use. Thanks in advance for anyone's input.

When you rent via Ebay, do you list it priced as a whole reservation or on a per point basis, that is are they bidding based on a price for the whole res or per point?

Also wondering, do people usually make the reservation for a week which includes the Friday and Saturday points or just do a Sun-Thurs?

To Maja - I have also seen other posters recommend www.redweek.com as a place to rent, saying they got better prices and fewer hassles there. Haven't tried it myself, but I've heard that from a couple of sources.
 
To ATCMickey - Someone will give you a link, or if you look at some of my posts, I have asked for and gotten links to contracts. Many people use them; others use some form of explanation of the terms, just so everybody understands.

From what I've seen, the main problems which come up are from renters wanting to cancel or reschedule, and if they don't understand the jam that can put you in they will be much more difficult to deal with. That's why, I think, many DVC owners who rent do so on a "you rent it, you got it" basis -- all sales final, etc.

I haven't seen anyone complain about a renter trashing the unit, but most contracts say the renter would be the one responsible. However, the more important decision is who DVC holds responsible. If they hold the renter responsible and just charge their credit card, good.

If DVC holds you responsible and you have a contract in which the renter accepts liability, theoretically you could sue the renter to recover your damages. As a practical matter, however, even if the damage was thousands of dollars that would probably not be a sound business decision. Even if you got a judgement, you'd still have the problem of collecting it, and the costs of litigation would probably far outweigh the gain.

Thanks for your feedback. I searched through all the previous threads that you have posted in hoping to find some links to contracts. Searched all threads having to do with renting but unfortunately came up empty handed. I'll keep searching but would appreciate a point in the right direction should you have a chance.

Please disregard my last. I did a couple more global searches and came up with some info. Thanks for the heads up that it's out there. Would still appreciate any other contract examples folks might have or have used.

All we do is make a Sun-Thur reservation for PRes week or over Christmas and post it up at E Bay with a reserve price which is listed at a minimum of 12.00 a point that way we are guaranteed to get atleast that amount per point. If it happens to go higher than that great but if not we know we atleast get 12.
