what is the best sale to look for

We are going Oct 23-29. Is it best to wait for FD or book a room only sale? If you book a room only at a discount and they later offer FD can you get that as well? Or is DVC points all around better?

Renting DVC points can be a great deal, depending on price per point and how many you need. Keep in mind if your renting points and FD gets offered you have to pay for dining.

You can't combine discounts so it is either FD or Room only discount and not both.

You need to crunch numbers and decide what works out better for you.

Generally speaking if you are staying at a value resort FD works better than the % off code. Moderate is kind of a toss up and Deluxe the % off is better.

It really depends on your needs/wants.

Is your trip a 100% certainty? Once you book is there a chance that you might need to change your dates or cancel all together? If you might need to make changes or cancel then I'd book with Disney and not rent points. Renting points is a binding contract between you and the DVC point seller while booking through Disney has a very generous cancellation policy. With DVC rental, you have to have the seller communicate with Disney for you. They own the reservation. Read more about DVC rentals on the DVC rental board. There's a boatload of info about this.

What kind of resort are you interested in? Do you want to stay at one of the DVC properties or is there a different resort you're interested in? If you want a DVC resort then renting points will guarantee you a good rate right now while waiting for the release of upcoming deals is a gamble though you might come out with something that works really well for your family (though you might end up paying more for the same thing; DVC point rental is likely the cheapest deal you'll find for a DVC property but again, you're subject to the restriction I mentioned above). If you aren't interested in the DVC properties then wait for Disney's deals.

If you book a room only discount and FD is released, you'll have to do the math to see which is a better deal for your family since you can only get one or the other. If you rent DVC points then you can purchase the DDP but you can not get FD.

If you are going that late in October, it's best not to hold out for FD. While they did do an extension on it last year, there's no guarantee that it'll happen again this year. It typically takes place from mid to late August through the end of September...and we're still waiting to see if that will even happen.
 
Plan on your vacation as it a discount won't happen. But be ready to jump on an offer if it comes out.

If you need tickets, book a package. % off discounts typically apply to both room-only ressies and packages (only room portion gets the discount).

If you have a package reserved, it's just a matter of applying the code (or PIN). However if you have a room-only reservation, this one must be canceled and a package booked. Cancellation policies then change as well.
 
I think I just figured it out FINALLY. booking through DVC and getting the dining plus plan I would spend $1268
If Disney offers % off it would have to be more than 40% off on POR in order to be cheaper. Only if they offer FD would it be cheaper, especially if it is FD at All Star. But this is also all based on the dining plus not QSDP
So DVC would be the better way to go.
