December 250 points @ Wilderness Lodge (77 banked pts. from 03 and all 250 pts. available in 12/04) for $17,000 + closing cost of $525.

That translates to $68/pts and closing cost can be offset by 77 additional points I'll have to use next year.

Any thoughts?

Looks like a wonderful price -- and a neat way to see around the closing costs. Makes those closing costs the equivalent of $6.80 each for the banked points.
 
I may not know what I am talking about so don't put too much stock in this:

I think Disney will buy back that contract.

Is this a contract you are going to purchase? I've seen several people mention that they are on the waitlist for December VWL points.

We sold a VWL contract that didn't have nearly the amount of points banked or anything and we sold for $68 a point.

Just my opinion. Things could have changed since we sold (we closed last month.)

If your broker feels this is a good price then I would probaby listen to them.
 
It is a very good deal, especially Dec. use year and at the Lodge, because the price being so low, be careful Disney might buy it back. I assume you are trying to buy not to sell, either way if you are working with Timeshare Resales they are pretty accurate on their prices. Good Luck

Just wondering why a Dec use year is such a good thing? I should know the answer to this, but for the life of me I cannot see why. :confused: :confused: Thanks!
 
Go For It!!! If it doesn't slide past ROFR, quickly counter-offer with a higher amount per point (and don't let anyone tell you it can't be done -- because we did). ;)
 
As long as the seller isn't making a lot of concessions, you're probably right on the line. Is that the asking price, or are you making a lower offer? I agree with those who say your broker should have a pretty good sense of whether or not it will fly...

I just checked the listing... if you want this very badly, you might be more comfortable sitting closer to $70 a point. JMHO

That is $1.83 per point over the remaining life of the contract, including closing costs. That is a good price as what I have seen has been running from $1.90 to $2.00.

Ask the broker where Disney has been exercising their ROFR (right of first refusal). That price may be close, but I have a hunch they are buying less back right now.
 
I asked if we should 'restructure' the contract to pass Disney's ROFR but the broker thinks I have a very good chance of buying these points with my current offer.
The seller's original asking price was $73/pts and I offered $67. They countered with $69 and we agreed to settle for $68.
I'll paying the closing cost plus 2004 maintenace fee.
Our family is very excited and we are looking forward to making our first reservation.
Hope we get it!
 
I'd give it a try, you have nothing to lose but a month or so and the contract itself. And even then, you may be able to raise your price at the last minute if DVC excercises their ROFR.

We just closed on another group of points Sept. 174 Boardwalk
13 banked from 2002 all 174 from 2003 and all 2004 points still coming. We paid $68.00 a point and $550 closing costs and only 6 months of Dues for this year. It can happen. We found out we passed within 3 weeks and closed 4 weeks later. It took about 7-8 weeks from offer to close.

If Disney takes it from you through ROFR, raise your price by $1.00 per point. You should have that chance to make another offer. It would still come in at a very good price even 1 dollar higher.

You only paid 1/2 '04 maintenance fee even and getting all of '03 and '04 points. So come Sep'04, you will have 361 pts. Now, that's a deal. Well done IMHO. Be sure to use that 13 pts. up in 2004.
