What do DVC owners think of DVC renters?

I see both sides. Some renters are snobs too. They feel superior to owners because they can rent for a fraction of the cost and see no sense in ownership. Obviously the OP's wife felt the need to share financial details of their vacation with a DVC owner friend. Why? :confused3

We have several of those threads also.

I think everyone should just enjoy their vacation and myob. Can't believe Im quoting theartistformerlyknownasPrince, but "Everybody cant be on top"

Sorry, but respect and sensitivity go both ways. :rolleyes1

I'd throw in tiering - if it were possible without too much additional cost - home resort owners would get "first dibs" on requests. Members staying not at home would get second dibs. Guests, renters, RCI traders, cash guests, etc. who don't have a member staying with them would get what is left. I do think members of the system should get request (not reservation, but request) priority over non-members, even if they aren't staying at home. Obviously, rooms requested as HA would be handled FIRST.

But if that isn't possible a "requests are only added if you are a home resort owner staying in the room" would be fine with me.

I'd also, and this is a business thing as a Disney shareholder, not an "I hate renters as a DVC member" thing - not allow the dining plan to be booked unless a member is staying on the reservation and shows their blue card. The availability of the dining plan sells a lot of on site stays. Disney doesn't see the hotel revenue from those on site stays from renters - and I suspect the Dining Plan of being a loss leader - or at least less profitable than when people pay OOP for their meals. Its more of a competitive business decision that Disney has control over - that I'm not sure why they haven't done.

When I bought DVC in 1999, I was told the requests were granted in order of reservation date. In that case, home resort reservations made at 11 months would have priority. One of the reasons I bought at BWV to get first priority for requests. Around 2003/2004, they ended that and started "room ready". I suspect one of the reasons was to end people arguing "I made my reservation at 11 months and expect my request to be granted".

Regarding the dining plan, Disney has been giving free upgrades to some people staying at a value with free dining to either OKW or SSR. Some are even being given upgrades to 1 bedrooms. I don't see why they would turn around and discriminate to people renting points from a member who are PAYING for the dining plan. Even with just 2 adults, they are paying about the same as someone who is paying rack rate for the value room with free dining. Add kids to the mix and the renter is paying more. I don't think Disney wants to discourage casual renting, those are potential new members.

My understanding is that he use to be an Associate on the accounts that he represented. Disney found out about it and changed the Associate rules a few months ago to stop him and others from brokering rentals. Since then, he has become a reservation match maker.

:earsboy: Bill

This is my understanding too. The only way he could make reservations and changes is to be an associate. DVC changed the rules so nobody could be an associate on more than four memberships. If he is now just a matchmaker then why pay him to do that? Just confounds me. Guess I need to go visit the site and see what is going on.

UPDATE...

You are right Bill... he is simply a matchmaker now and the owner is the one making the ressies. And he still charges $3 per point with a 95 point minimum. He says he calls and checks availability and works out alternatives with the renter, then calls you and you make the call to make the ressies.

I don't understand why DVC allows him to even check availability if he is not a member or associate.

Don't everyone get me wrong... I wish DVC would offer this kind of service. Renting points is not for the faint of heart and involves becoming a travel agent for someone.

He charges the renter $13 per point and the member gets $10 per point. As far as I know, he handles the contract and collecting the money from the renter. I think I would rather go through him than having to work with the renter myself. Seems safer for both me and the renter.

From what I understand of the rules, it's not kosher but DVC? grants him the right to do it but not the owner. I don't rent, I never have enough points as it is, but I do buy points and have them transferred to me from time to time. I'm not paying Dadio there $3 to be the middle man, I'd rather split it with the owner!

DVC doesn't grant him anything. As far as DVC is concerned, it's the member making a reservation in someone else's name. DVC doesn't have anything to do with him.

Agreed.

It's my understanding that he actually has points at all the resorts so he can call and check on each resort. But that's just what I have heard.

:thumbsup2 Don't worry about it ...I even financed (dirty, dirty word:scared1:) my membership. Renters are higher on the totem pole than financed owners.:lmao: in the great "world of DVC membership'.

:thumbsup2Oh how very true this is...

How does his company make reservations or aquire the points. They allow him/Co. to make reservations with points he doesn't own and cleary more than 19 in any year period. I've never used the service so I don't really know how it works but by all appearances, DVC is party to it or turns a blind eye to it.

I guess my only grief, and it's not against the people who rent points, is that owners should charge more per point for their points. I think $10 per point is too low, but unfortunately, it seems to be the norm.

I am also against commercial renting, but again, this has nothing to do with the people who rent points.

My understanding is that the company does not actually make reservations or aquire points. They simply match desired dates with owners that have points available for that time, contacts the wners, and the owner makes the reservation. The company then acts as a middle man in handling payments for a fee, much like paypal.

Much like the people that use our ownRent/Trade board, then use paypal to make/receive payment. Or a real estate broker that specializes in Rental Properties.

DVC really can't stop you from using a rental broker (any broker), as long as that broker isn't making the actual reservation.

There may be nothing in the transaction that violates DVC policies.

Thanks.

Actually I can't tell who is a renter and who isn't. So, if there is anything wrong at the resort or my accomodations, I blame it on the anonymous renters who do not have the pride in ownership that we DVC owner's have. ;)

I am renting points again this fall for a trip with my girls. I like the option of being able to 'rent' points and stay at the deluxe hotels. I am not financially able to afford my own points at this time, but do plan to buy my own points as soon as possible.

As for me, I never ask for any specific room or view or whatever. I have the owner book the room with the number of points I can afford at the time. Whatever I get, I get...I just consider it a privilage just to stay there.

Being a first time renter and not an owner is there a way to check my reservation at GCV without going thru my seller? I travel a fair amount and I am habitual about checking ressie's since things do get screwed up.

Thanks for letting me rent so I can decide if I want to be a DVC owner or not.

Jack

not a present.

you need to go thru the member to check the reservations, don't worry they should not get mad. had one renter ask me several times (4) to get another confirmed reservation from MS. thing it was one per month.

No there actually is a link you can use to see your DVC reservation. Of course, I don't have it! :lmao: I'm sure someone will come along and post it - I just keep forgetting to save it when someone posts it. It's like mydisneyreservation\dvc or very similar to that.
