What are my chances & PUSHY salesperson

OK, so what's the word on the street for resales lately? Specifically at BCV? The reason I ask is...

While at WDW 3 weeks ago we toured again (we are not owners anywhere yet), then I called yesterday to request a book from the guy who gave us the tour. We had received info from a DIFFERENT guy in October (via "request info about DVC" link on the WDW site), then he was on vaca when I called with ?'s, so talked to a saleswoman (in Oct.), who was quite pushy. Didn't really leave me with a warm feeling. Anywhooo, when I called our tour guy from 3 weeks ago, SHE calls me back and says "I will be your salesperson, since we talked before", yadda, yadda, yadda, then proceeds to be pushy, pushy, pushy!

I point blank asked her "what would be the incentive to buy from you at $104 per point for BCV (AND have to WAITLISTED), when I see resales in the mid (to low) $90's?" She replies that, basically, I won't be able to buy on the resale market, because if 'they' (she) know(s) that people are waiting to buy at BCV, DCV will buy up all the points and break them up as needed to fit DVC's needs because (and I quote) "we at Disney can buy low and sell high."

OK, I realize this is a business, but sheeeesh!

What are my chances of buying resale? What has gone through recently? How much of her tirade was high pressure to get me scared enough to buy through her? And if I had to buy direct, is there a way to get AWAY from HER? The thought of booking vacations (or what exactly does a guide DO?) through her for the next 37 years is a huge turn-off!

From the ROFR thread on this board, BCV contracts from $88-92 have been getting through (ie Disney isn't grabbing them back) recently.

You will not have to ever have contact with your guide when arranging stays. We have never spoken to our guide since our last purchase. (No problem with him - he's just a salesperson, and we haven't bought any more contacts.)

I believe that you can get a new guide as well - others will know the details involved.
 
I've purchased resale twice and never have spoke to a guide. :cool1: One of them BCV 2 years ago for the low 90's.
 
I don't see buying resale as being a problem. Disney does exercies ROFR occasionally but it is definitely not 100% of the time. I think unless the resale contract is priced too low or is heavily loaded with current points they probably won't take it. Its possible there is a huge waitlist for BCV, but I doubt Disney gobbles up every BCV resale contract.

You can always call into the DVC main number, explain your situation and request another guide. There have been numerous posts about people not being comfortable with their current guide and doing just that.
 

That does beg the question: if so many people are wait-listed at BCV for so long, then why isn't DVD scooping up all the points they can with ROFR?

Once you are assigned a Guide, that's your Guide even if you buy resale. I suggest that you call the DVC Preview Center, ask for a Manager and request a different Guide. It's done all the time. Disney wants you to be happy. After you get a Guide that you are happy with, discuss the different DVC options. Now you can compare your new knowledge with the resale market. They are selling them at $104 per point- after administrative costs they won't profit much (any?) on a resale at $90 per point. They may randomly buy back a $90ish contract to keep it mysterious but not too often.
The gambler's number on BCV points looks to be about $86-$87. I would say at $86 per point you would have about a decent chance of passing ROFR- and a decent chance of not passing- so that is right around the number that makes it worthwhile to Disney for buying back

Perhaps he would have succeeded by saying something about how much he would like to be our guide and that he'd try back another time. I'm not sure why I need a guide anyway.

Do you own a DVC interest? If you do, you have a guide. You might not know it but you do.

Guide is Disney's word for sales rep. Everybody that owns or even takes the "tour" via disney has one.
 
Don't forget the DVC price includes closing costs !

True, what are the closing costs, generally on a (for instance) $15,000. contract? That will have to be figured in to our decision.

I wonder if you are not assigned because you live in Canada. I read somewhere that the Guides can only sell to you face to face. They can not discuss selling you a DVC interest over the phone.
 
Just FYI. We bought a BCV contract last year and purchased a loaded BCV contract (two years worth of points +current year) and buyer paid all closing costs plus our price point was $90 per point. Clearly this can be done at BCV. Good luck.:goodvibes
 
I wonder if you are not assigned because you live in Canada. I read somewhere that the Guides can only sell to you face to face. They can not discuss selling you a DVC interest over the phone.

Sheribo is in Ontario, Canada, and DVC is has a license to sell real estate in Ontario (so they can sell via phone). We bought via phone from Ontario.

I see 3 BCV contracts

1 @ $92?pt (but it is "stripped") + closing costs
1@ $94/pt ("stripped too" since Disney would give 07) + closing costs
1@$96/pt (semi-stripped) + closing costs

deals???
Unless you want a small contract (under the Disney new 160 min), it seems like Disney is the better deal

I think you don't pay add'l closing costs to Disney if you are buying an add-on. If you are buying your first contract, I believe closing costs are added.

Keep in mind that Disney doesn't always have BCV points for sale - especially if you need a particular use year. Most folks go on a wait list to buy from Disney. You are right that it doesn't really make financial sense to buy BCV resale at those prices IF Disney has the same points to sell you.
 
I think you don't pay add'l closing costs to Disney if you are buying an add-on. If you are buying your first contract, I believe closing costs are added.

I was told yesterday there wouldn't be closing costs or selling comissions if we bought directly from Disney. That would be for a first buy-in. I thought the selling commissions were typically paid by the seller of the contract, but this DVC guide said no, they are rolled into the fees paid by the buyer--is that correct?

Also... if you buy add-on through Disney... you can break up your purchase into numerous small contracts... which will always be easier to sell and at a higher price.
