Went on DVC tour last Friday.

Well we finally went on a tour while visiting WDW. Very nice tour. No pressure, which was nice. We have some decisions to make.

Even though Saratoga Springs is sold out, we can still buy some points left. Not sure what the deal is with that, but ok. Our guide actually said this is what he would do. We looked around and it is a nice resort, but what I have read over and over on DIS is buy where you want to stay in case you have to stay there and can't get anywhere else. SSR isn't where I want to stay. So anyway.

SSR has a $10.00 credit, so the cost is $16,640.00 plus closing fees. Then $1,600.00 off with $10.00 credit. So $13,376.00. 10% down.

AKL (where we would prefer) is $16,640 plus closing fees. Only $500 down special. $8.00 per point gift card, so deduct $1,2800.00 off, so $14,860.00 to finance. And you get developer points (I believe 160 if we buy 160 for the first year).

Now there is the Disney visa $500 incentive also if we go through Disney.

Also, we will not be financing through Disney. We will probably put a good bit down and then use our equity line and pay extra to get it gone. (might put it on the Disney Visa first, then pay that with Equity thought to get points).

With AKL, we would have two options. 1 is to put down $500 and go on a list until a use year that is good for us comes up (we prefer to go in November (last week I about burnt up. We had fun, but it was just too hot for us) and they have December use year right now, which would not be good for us because of wanting to go mostly in November). The other is to buy with use year of June 2009 and just wait. The developer points would go away if we didn't use them within the next year. We had not planned on going back until November 2009, so my DH says, we would just be paying for nothing for a year (even though the maintance fees would not apply for that year) and lose the developer points. So that won't work.

We are also looking at resales to see if those would work better for us. Any opinions would be great.

Aren't you counting the credit 2x here or something else looks wrong?

Isn't it $104 less $10 credit per point, so 160 points x $94 = $15,040 (I might have the per credit price wrong, but I thought it was $94 w/the discount).
 
I might have written it wrong. I am looking at the paper they gave me now. It says $104.00/pt and for 160 points it is $16,640.00. Then over to the right it says 10% down (with $1,664.00 underneath that), then 10.00 credit and under that it has $1,600.00. Then $ Financed, it says $13,376.00. So I guess that is after the down payment and credit.

We just got our package today for the DVC, and there is some other sale going on besides the $10 off, ours has a extra flyer in it that says...

"Apply a credit of up to $1,280 or more toward the down paymetn of your Ownership Interet when you purchase a real estate interest in a Disney Vacation Resort."

I'm guessing sales are slowing down a little, so they're adding a few perks here and there to encourage investment.

It doesn't look like you subtracted the down payment

Yes, that is on my paper for Animal Kingdom Lodge Villas. But that one, they only have December use year available right now. Which won't work for us.

You could always rent out the 160 developer points to put toward the loan. Many on the rental board are renting them from $10 - $12 a point even if they have to be used in one year, and can not be transfered. This lets you get AKL (the place you want) for less the SSR...:woohoo:

We're going to call tomorrow to get some more info, but beyond the use year being in December (which is fine for us), are there any other restrictions to the dollars? Is it based on X # of points?

Were they offering any other bonuses? Gift cards, etc?
 
I am thinking it is based on how many points you buy. We are looking at 160, so we would get 160 developer points. The developer points are only good for 1 year after you purchase DVC. So if you buy in July, they are good until next July. That is why we would lose them by going ahead and buying with a use year of June 2009. They would expire before our November 2009 trip.

We were given $15 gift cards each for taking the tour.

We really didn't want to rent them out because I wanted a one bedroom next November. ::yes::

There is a resale that would work for us. I am going to call Disney today though and ask a few questions before we decide what to do.

My husband and I were hoping to begin the buying process for AKL this past weekend, but we are still waiting on all the info from our agent (i.e. 140-page book, etc.). If anyone else did this over the phone, how long did it take you to get your introduction packet in the mail? We already have a lot of info, but we wanted to go over anything else we may have missed in the actual packet. Thanks!
 
Sorry for the silly question but I have to ask anyway because I need to know. If you buy at AKL with December being your use year or month....does that mean you can only go in December? If you had 200 points and wanted to go to Florida in May in and Disneyland in November....could you still do that?? :confused3

Use year has no bearing on when you can take your vacation. With a December UY:
You get your allotment of points every Dec. 1.
You have until July 31 to bank 100% of your points.

The one real drawback to a Dec Uy is that if you have a scheduled vacation between July 31 - November 30 and had to cancel for some reason, you could not bank those cancelled points because you are out of your banking window (Dec 1 - July 31).
 
Keep in mind that when it comes to DVC, there is no such thing as "sold out." There are always points available for any of the resorts as long as you are flexible with UY and such. Occasionally, a smaller resort like VWL maybe sold out today, but like New England weather....just wait a minute..it will change. Points will usually be available tomorrow or next week at the latest...it all depends upon ROFR and what DVC can buy back off the market.

Right now, DVC is saying that SSR is sold out along with all of the other resorts except for AKV. All this means is that DVC is actively selling AKV and they want to push AKV sales. It does not mean that you can't buy into one of the other resorts.

Remember...buy where you want to stay and if what DVC is currently offering does not suit your tastes, then tell the DVC guide that you will only buy at resort X. The guide will work with you to get you what you want.
