Was this a sales tactic or must I buy ASAP?

Just had a long talk with the guide about this. He said that's only for people who are adding on. He says for new people it doesn't work that way. :confused3 he says he could 'only go back not more than 6 months' and give me a December UY. Then in Dec I'd get more points. I don't really understand because that's not what I've read on the various boards.

I would call your guide back and tell him you want a June UY or there's no deal. If he balks, get a new guide. They will sell you whatever you want, but they will make you feel like they're doing you a favor.

He had no problem selling me a June UY. It just wouldn't come with 2011 points if I put the down payment on it today.
 
From listening to the sales pitch a few times (with friends) I had the impression if the calendar is showing we are within the UY you want, you got the prior year's points.

So in your case, the June UY ends on Thursday, May 31, so we are still in the June 2011 UY. So it would seem to me you should get those points.

Now, the issue might be because it's so close to the end of that UY and they may figure you can't close by then. I don't recall if you were becoming a new DVC member or were doing an add on. But if the former, then maybe they base it on closing date and you might be out of luck.

Yes, I'm new. He was pretty clear that he could only give me extra points on 2011 point on a UY not any older than 6 mos. So the furthest back that I could get 2011 points on would be Dec 2011. He could not give points dating back to June 2011. I asked about Aug or Sept but same answer. I may not be explaining it correctly but theys because it's confusing to me. Since he said I couldn't for Aug or Sep either it must not be about how fast I can close because if I started how I'm sure it would be closed before Aug or Sept.

The only way they could "not" give you 2011 points is if they won't sell you those UYs.

June I can understand because with the holiday weekend, they can spin it that you won't close before May 31st. But there's no legal way for them to sell you an August UY contract and NOT give you 2011 points because that is the UY you'd currently be in.

Ugh. Then I don't understand then. This is so confusing. He says he's been selling this product for years too. I would think he'd know. :confused3

He is a sales person who is looking out for his best interest, not yours. They attend training classes teaching them how to manipulate you. They have a reason for selling certain UY's, maybe he gets a larger commission for selling certain UY's or maybe a bonus for x amount of sales per month and he wants you to buy for next month. There are all kinds of reasons that you will never know about.

It's a big game and most buyers don't even realize for sure what they are buying or how DVC really works. They buy with emotion and not always with common sense. One thing is for sure, once you buy, they are pretty much done with you until you are ready to buy direct again.

I asked that and he said I'd get them but not until August. I seriously don't understand. If he had said then yeah you'd get a full year's worth of 2011 points I'd take it. He said that only happens for repeat buyers who add on.

That doesn't seem remotely Kosher. Hopefully Dean or someone like him who's well-versed in the legalities of timeshares will weigh in, but from what I've understood about buying direct is that if you bought a UY month that is currently in 2011, they would HAVE to give you 2011 points.

I'd ask to speak to a supervisor. But that's just me.

I actually just checked the mail and found a flyer for the current offer. I called the guide who was listed and left a message for a call back. I will see what he says.

I agree. Something is definitely not right here. I would speak with another salesperson and if you don't get what you want I would ask to speak with a supervisor.

Here's what we know...

DVD can sell you any use year at any resort (based on availability).

What salespeople tell you what is available and what is actually available are two different things.

If you are in a current UY they are required by law to give you points for that year.

If you are convinced that you want to own at Aulani and that you don't want to wait a year or so for contracts to start popping up on the resale market, I would insist on a straight answer from a supervisor, sooner rather than later.

That's the same thing my guide told me and he has been there a long time. I was curious because I had no problems picking the use year and getting 2011 points. He said there's a difference between new "prospects" and current owners. Apparently, there needs to be 6 months between the use year and time of purchase for new prospects. It didn't make sense to me, but he said its Disney policy. Anyway, maybe a supervisor can make thus happen for you! Good luck and keep us posted.

I'm not surprised a new buyer is not able to select any of the eight Use Years. There have been times in the past when DVD has limited the Use Years offered to new buyers. Its very plausible that a current new buyer in May 2012 may be offered deeds for the December (2011), February (2012), March (2012), and April (2012) Use Years, but not for the June (2011), August (2011), September (2011), or October (2011) Use Years. If a new buyer insists on getting an August Use Year, then DVD may not sell them the points or offer them a deed where the points do not begin until August 2012.

DVD seems to be more lenient in offering all UYs to existing members doing add-ons. But even for add-ons at some DVC resorts -- notably OKW and VGC -- DVD has limited some UYs at some times in the recent past.
 
I know we were also told at a recent sales presentation that we could only buy a December UY for AKV. The only other possibility was "possibly" a Feb 2013 UY, but that would not come with 2012 points.

This sounds to me like a situation where a power move might work. The salesperson gets paid only if he sells. I'm thinking that if you tell him to get you the UY you want or else you are walking, it might have some effect. The key is that you need to be willing to actually walk though.

Interesting! I will email him and ask if I can still get a July 2012 UY. Would be strange that you can't pick whatever UY you want. He did say I could get a June UY and I'm almost certain it would be for for 2012 but I have to ask again. I just wouldn't get any extra points.
