We waitlisted VGF Lakeview for December 8-9. When we checked DVC they were unavailable. We checked the Disney website and they had VGF available for those nights. We called Disney and they said that DVC has only so many rooms reserved for DVC members at the VGF. Being new DVC members this is a little disappointing that cash paying guests would have preference over a DVC member at a DVC Resort. Has anyone else experienced this?:sad2:
 
Someone else will have better details, but the simple answer is that rooms available for points come from a different pool than rooms available for cash. Not all rooms are "declared" into the dvc inventory. Even once it is sold out and all rooms are declared, there is still a certain percentage that is held for cash bookings.

Like I said, I'm not sure of the specifics, but that's the general idea.

Not likely. Those rooms are either from someone exchanging their points for a disney collection room (which I would say is unlikely) or from the 25% of inventory that is not declared. Sales would have to get faster than they have been before DVC will declare more inventory. Since they declared 75% to begin with it is doubtful that will happen before Dec. If you are a new member who just bought into VGF I would suggest trying to have your guide help you get the room. If you bought elsewhere their is a slimmer possibility of helping you get into VGF. If you bought resale you are probably out of luck. I think studios for those nights have been sold out on the points side for a month or more.

Disney will do what's good for Disney first. If they can make money letting cash guests book VGF, they will. They don't make any money letting DVC owners book.

Only 75% of the VGF has been declared into the DVC inventory. The rest belongs to DVD and that means a cash rental on a quarter of the inventory. Considering only 13% of the points have been sold to DVC members, I'm amazed that DVD declared so many points upfront. They would have made a lot more money renting those villas for cash versus allowing DVC members to use them.

BTW, even with 100% of the inventory is declared DVD (the developer) will always own a certain percentage of the points and they always rent out their villas for cash. And when members use their points for non-DVC vacations (RCI, Disney cash resorts, DCL, ABD etc.) that means those points must be rented for cash. DCL or RCI etc. have no use for DVC points, they want to reimbursed with cash.
 
Right now, as mentioned, only 75% of the resort is declared for DVC so 25% of the rooms are still owned by "Disney". So, some of the rooms that you see are those owned by them--try to think of them as another owner who is advertising the rooms they have reserved.

Now, as owners of VGF begin to trade out of DVC for options like a Disney cruise, etc., inventory equivalent to the points used are given to Disney to pay for trade--ie: if someone spends 200 points for a cruise, then 200 points worth of inventory is given so it can be booked with cash and the cash used to pay Disney Cruise line. Which rooms and dates chosen for that is anyone's guess but its up to Disney.

And, at some point, if a DVC room is not reserved 60 days out, they can be given to Disney to rent and the income is put back into the DVC budget as 'breakage". Again, someone mentioned that Disney can anticipate this based on historical data. In some cases, when you are within 60 days of arrival, CM's have been able to recall these types of rooms back. IMO, the number of rooms going as breakage is not as high as things likes trades and Disney owned rooms.
