Waiting to here back from Disney on ROFR

I received an email Tuesday (Nov. 3) that my closing papers were submitted to Disney, and I should wait 7-10 days to call DVC for my membership number. Yeah right:rolleyes1 I received my membership guide today, so I called today. I am in the system! How's that for speed? Thank you Jaki and **** for such a smooth experience!
 

Here is another "pat on the back" for Jaki! She has sold me two SSR resales this year. Both contracts were fully loaded having all 08, 09, and 10 points. I got the first one for $65 a point and the second one for $64 a point. Sometimes I wonder if brokers try to hide the lower selling contracts. Neither of my purchases were listed on her ROFR Information link which is posted on her website. Hmmm... :rolleyes:

I am waiting to hear back from ROFR about my nearly loaded SSR contract at $65 that I purchased from **** & Jaki. It seems as if their web site lists contracts their agency is selling plus some from other agencies that they have a relationship and are are OK with having it listed on Jaki's website. In addition, they seem to have access to more listing from other agencies, but are not on their web site.

This seems to be the case with DVC by Resale as well - but not the Timeshare Store. With TSS, their website is ALL the inventory they offer.

I know this because I only wanted SSR Aug UY for between 100-200 points. And two of the brokers listed above came up with several options above what was on their websites.

Moral of the story (in my eyes) is ask all the brokers for exactly what you way (resort, UY and points) and have them show you everything they have available. I was stunned how many more I had to choose from that were not on their web sites. There is no Multiple Listing Service for DVC resales, so if you want access to the most inventory, you need to get more than one agency to work for you.

That said, DVD seems to be doing a lot of ROFRs at SSR of late, so I may lose this one... if so, I plan to keep bidding at $64-66 and wait for one to get thru. At 10% unemployment, this is a buyer market and I assume DVD simply keep buying... We shall see...
 
Silmarg-Good luck with your bidding at SSR. Let us all know how it works out. I agree with you about the resale listings. I told Jaki exactly what I wanted and how much I would pay per point. Both times, she found what I wanted within a week. Actually, both of my resale purchases were acquired through Jaki's co-broker called Timeshare Title & More, LLC. I got the use year, amount of points, price per point, and fully loaded contract with all points from the previous year, current year, and next year. I think there are two factors involved with passing ROFR when bidding a low price per point: One is the time of year. January-March is always a buyers market because everyone has spent their money during Christmas and there are limited sales taking place. Another good time of year to purchase is late August-October because most people have spent their money on summer vacations. The second factor is if Disney has someone on the "waitlist" to purchase points at a sold out resort. It's simple math to realize Disney can turn an instant profit buying a resale for $60-$75 a point and turning around and selling it for $112-$120 a point. Once again, let everyone know how your bid works out. Here's some pixie dust for you! pixiedust:

I think Title Timeshare & More is just a Title search and closing company - not a real estate agency per se.

I think Jaki & **** have a co-listing relationship w GMAC (now Fidelity) - but I am not 100% certain of that.

Who knows how ROFR works.... lets see how this plays out...

Just got a call on my way home that Disney declined ROFR on my 210 point SSR contract at $65/point, Dec use year. I paid closing and seller paid for all the 09 points coming available Dec 1st....
 
I talked to Jacky today. She said she got a bunch of contracts back today. All were approved but one. They were all submitted on the day of my contract or before. No news back on mine. Jacky said it would be next week.

It sounds like maybe you went through ********** also? When Jaki called me she said she had 15 approvals she had to call on tonight and about 100 in various stages between offers and closings...she also said the title company was up to their ears in contracts...I had been reading some posts indicating that Disney was buying back more contracts, esp at SSR but maybe we caught a little break and submitted at the right time. Will keep my fingers crossed for you!

Jaki and **** are the best. No matter what happens I am glad that I when threw them. This is contract #3 for me.

I didnt get my call from Jaki today... so I will keep waiting... twenty something days so far.... but I am thrilled to see your SSR pass. I have a $65 deal awaiting ROFR...
 
My AKV was ROFR'D. My husband is not sure he wants to put in another offer. I am going to try to talk to him about one more time but I am definite the bigger Disney fan in my marriage. I am really surprised they bought back 200pt at $84. I see that last month one was passed for $84 on only 110pt. Dos anyone think that maybe they are more likely to buy it back if you are posting on the board?

I never heard that before but I wondered why my contract passed last night at the price point it did and I don't post much and only started a little recently...I wondered if Disney looked at how often you visited WDW over the years, where you stayed, etc., but I kind of doubt they get into individual specifics with all the contracts passing their way...

I am convinced they not only look at the specificis of your contract (points, price, UY, closing costs), but also about your history w Disney (where u stay and how often you come). I think if you stay at values or come less often it would be a positive thing.

I could be wrong....

Shonnons, I am so sorry you got bumped for a THIRD TIME! OMG. Its not like you are low ball bidding.

You are certainly making the resellers money (they collected three commissions off of you already)... Thjey should buy u and your husband a nice dinner.
