Most villa locations are off the I27 or 192 and you'll not go far wrong in these areas although you'll be driving to the restaurants.
If looking at the I27 I would tend to stay between the 192 and I4 although there are some new estates just north of the 192 that look nice.
If looking at the 192 I wouldn't go further south than Crescent Lakes.
Other than that it's case of looking around for villas and making sure the estate looks nice

We stay at a villa just off I27, around 20 minutes drive from Disney and all the restaurants & supermarkets on the 192. If you really want to be in the middle of things, then you should look at Kissemme but, and I know this will make me sound like a snob, you might as well be staying in Blackpool. By this I mean there are lots of lights, attractions and restaurants frequented by lots of British people. We prefer to stay that bit further out and use facilities that the locals do as it gives it more of an American feel.
As I said, you can call it a bit snobish but I'd rather be in the company of some Americans than surrounded by all manner of English football shirts and burberry caps/shorts/socks - I see enough of them over here!

I have friends who regularly rent a 5 bedroom place on Lindfields. IMHO this area of the 192 (west of Disney on the 192 towards Interstate 27) is the most convenient area to stay, close enough to Disney for short drives, plenty of restaurants, close to I4, a short drive to the brighter lights of the Kissimmee part of the 192 and Andru describes it, but far enough away that is doesn't intrude on you if you don't want that type of atmosphere. Developments in that area include, Lindfields, Indian Ridge, Indian ridge Oaks, Formosa Gardens. The now closed down Splendid China is a useful landmark in that area.
Be sceptical on drive times, owners and rental companies tend to give the best possible time for driving to Disney (i.e. 1 in the morning with no traffic about) as opposed to realistic ones in the middle of rush hour. The 192 west of Disney isn't too bad for traffic since they widened it (plus there's a back road into Disney that drops you by the AKL), I27 isn't too bad, although it does get more than it's fair share of large lorries. The 192 East of Disney can get pretty snarled at times as there are a lot of road works.

The back road is Sherwood Drive.
As you come from the I27 it is on the left just after Bonanza Golf, there's a hotel on the corner but I cant remember what it's called. You follow the road until you come to some traffic lights and turn right. You are now on Disney roads. Animal Kingdom is on your left and to get to the other parks you need to be in the left lane ready for the signs directing you to the other parks.
Coming out of Disney follow the signs for AKL until you see the AKL immediately infront of you. Then go left at the lights, follow the road until the next set of lights and turn right onto the 192.
It's all pretty easy and saves loads of time (especially coming out of the park).

The road is actually Sherbeth Road not Sherwood-easy mistake .
If you are coming from the highway 27 communities and are using the 192 then you can also take Black Lake Road -which is before Sherbeth - follow it to its end and then turn left -which is the junction with Sherbeth.This route is ok if the traffic on the 192 is heavy but watch out for the left turn -its not an easy junction .

We also liked the Poinciana Blvd area- we stayed in a great 5 bedroomed villa in Cumbrian Lakes last year.
My Uncle owns property in Poinciana, its a nice friendly area, and its always an easy, and pretty quiet drive to get to the 192 and beyond. It takes roughly 20 minutes to get there, but because of the lack of traffic, its stress free, and we dont mind it atall when we go there.
Poinciana itself has been quite developed now, I remember when all there was was a windixie, but now its got the usual BK's, Dennys etc etc.

we are going back to windsor palms for the 3rd time this year, we have splashed out this time though and we're getting a 5 bedroom with hugeeeeee pool!! It's a lovely area, all of the villa locations down that road look really nice and it's very quiet but still close to everything.
I would just offer a little caution on the Poinciana area, while Poinciana Blvd itself has a number of villa developments that are just a short ride in, as Tron says the whole area of Poinciana is growing rapidly. It could be possible to get a villa that is a lot closer to 45 minutes drive to WDW than the 15-20 minutes mentioned. In my recent experience, with the growth of the area , the traffic is growing as well. From Poinciana town shops a realistic journey time to WDW is 30 minutes, and that's to get on Disney property, not to find the correct themepark, park your car and get on with enjoying yourself. . Another word of caution is that if you are near to the town of Poinciana itself you have to drive through a wildlife corridor, while this is indeed very scenic in the day time, there are a lot of animals on the road at night. Jana and I very nearly hit a large deer (I'd guess it stood to about 5 feet to the head) a couple of days ago driving back from the 192. Fortunately it jumped back into the bushes, but to hit an animal of that size would do a lot of damage to the car, and possibly to the occupants as well.
Although I've chosen to live in Poinciana, I wouldn't rent a holiday home here, it's simply too far a drive to the attractions and while there are a few places to eat, there isn't the variety and quality (yet) available that the 192, I-Drive or Lake BV offers.

the ponciana blvd area i was referring to was just off the 192.
villas of somerset, which is 1 minute from the 192, this we found handy, as just going straight across the 192 brought us to the osceola parkway and then on to disney.
yes i also agree with the post that said the 192 was full of brits, but so are all the parks!

Just for those who like time trials. Purely in the interest of the DIs readers ( and I was driving that way) I timed this route today.
To get onto Disney property (take into account it would take time to get to different parks, park car and get to the entertainment is extra)

Just to reinforce what's being said about distance ...
A few years ago we rented a villa at Spring Lakes (off Landstar Boulevard, near Buenaventura Lakes). We were seduced by the very low price which really hit home as we were renting for 3 weeks. Unfortunately by the end of the first week the travelling was getting wearisome, especially with our then 5-year-old twins in the car. It was taking at least 30 minutes each way to and from Epcot and the studios and correspondingly longer for MK. We don't spend full days in the parks, preferring mornings and evenings with afternoons by the pool, so we were doing this twice a day.
I worked out what this was costing us, time-wise, compared with renting at somewhere like Lindfields and was horrified that we'd lost a huge chunk of our holiday in return for a saving of about £600 on the villa. We also spent around $100 on tolls !
For us it simply wasn't worth it so now we choose to stay nearer to whatever parks we'll visit that holiday (over the past few years we've tended to alternate Disney one year and Universal\Sea World the next).
"Your Mileage Might Vary" as our American friends say and if saving money is important then staying further out is an option, but that's part of the attraction of Orlando ... choices.

We also stayed near Landstar Boulevard and although it was a beautiful villa it was just a bit too far from the attractions, we have also stayed on 27 which we also found just a little too far, we now try and stay near 192 on Indian Ridge Oaks or Indian Creek
which is very handy for the attractions...most of the villas we have used have been brilliant apart from one which we were a bit dissapointed with..all villas are NOT the same and I think you need to check the website pics and ask if they are upto date.
We Love Florida and have been going for 16 years the last 8 we have been renting villas and I can honestly say that staying in a villa is definatley the better option and it dosnt cost any more than a hotel..
