I would just offer a little caution on the Poinciana area, while Poinciana Blvd itself has a number of villa developments that are just a short ride in, as Tron says the whole area of Poinciana is growing rapidly. It could be possible to get a villa that is a lot closer to 45 minutes drive to WDW than the 15-20 minutes mentioned. In my recent experience, with the growth of the area , the traffic is growing as well. From Poinciana town shops a realistic journey time to WDW is 30 minutes, and that's to get on Disney property, not to find the correct themepark, park your car and get on with enjoying yourself. . Another word of caution is that if you are near to the town of Poinciana itself you have to drive through a wildlife corridor, while this is indeed very scenic in the day time, there are a lot of animals on the road at night. Jana and I very nearly hit a large deer (I'd guess it stood to about 5 feet to the head) a couple of days ago driving back from the 192. Fortunately it jumped back into the bushes, but to hit an animal of that size would do a lot of damage to the car, and possibly to the occupants as well.
Although I've chosen to live in Poinciana, I wouldn't rent a holiday home here, it's simply too far a drive to the attractions and while there are a few places to eat, there isn't the variety and quality (yet) available that the 192, I-Drive or Lake BV offers.
