Villa Hire?

Hi

We are already planning our next holiday in March 2007 to celebrate my dh 30th. This time we will be staying in a villa.

I am not sure where to start really. I have looked on orlandovillas.com, but there are so many I really cant decide. I was hoping you may have some suggestions or recommendations.

If I were you, I would just run a search of villas in Orlando.. you will bring a lot up.. or get recommendations from people.

Going through an agency might be more expensive than going direct. I suppose it depends what you want.

I am sure some people here can recommend somewhere..
What is your criteria?

We have rented a villa the past few years.

For us just off the 192 in Kissimmee is ideal, good access to Disney and the I4 plus plenty of restaurants and supermarkets close by.

There are 2 main development areas Formosa Gardens and Poinciana Boulevard.
FG has the likes of Indian Creek, Windsor Palms and Rolling Hills whilst PB has Terre Verde, Indian Point, Eagle Pointe, Liberty Village and Cumbrian Lakes.

The FG area is probably slightly better as it is literally 2 or 3 minutes off the junction of the 192 , whilst PB is a very long busy road and it can depending on where you are staying take up to 10 minutes to reach your villa - again from the junction of the 192.

I have driven around many of the developments but would recommend 1 at each Indian Creek and Cumbrian Lakes.

Ideally we look for a home that has a south facing pool (gets the sun all day), is reasonably new and has a fully fenced pool for extra privacy.

Most of the homes have at least 2 TVs and obviously a fully fitted kitchen.

Depending on how many are in your party there are 3/4/5/6 and even 7 bedrommed homes! the more bedrooms often means more expensive.

IC and CL both tend to be 3/4/5 bedroomed homes - and in my experience are of very good quality.

I think I would start with what you need such as beds, baths, one story for access, where you want to be.
Here is a map of locations.

Next a list of wants such as king or queen, pool, spa, ect.
Then you can plug in a search and narrow down the field, next check out the homes. They are so fun to look at. When we put our house together I loved looking at all the homes. I am also very nosey!!! Enjoy the search. I would also ask who ever is going with you to see what they would enjoy. Here are some web sites if you are interested. Good luck in your search

We stayed at the Emerald Isle & it was a good location as very close to the Sherberth Road entrance to WDW as well as the benefits of the shops, restaurants etc. on the 192. It is difficult to choose, but as said, decide what you want & go from there.

I am interested in a 3 or 4 bed villa. I have been looking around and cant really see any 3 beds in Formosa. I have seen some in Emerald Isle and Lindfields?

There will be 2 adults and 3 kids aged 7,3,3 and we definarely want a private pool. Close to Disney.

So many to choose from. Have you stayed in any certain villa that you recommend.

Formosa Gardens tends to be larger size homes - I can recommend a few 4 bedroomed at Indian Creek and will send another post shortly - I will just find the links for you.

As ever, the basic choice is between opting for an individual home from a private home owner (many of which are UK-based!) or going through a management company. It is basically a question of who you are most comfortable with. Personal recommendations obviously count for a lot. There are plenty of good suggestions here already, but two companies we know well and will happily vouch for on the management front are Florida Leisure and Alexander Holiday Homes at floridaliesure.com and floridasunshine.com.

I have the post holiday blues and feel I really need to start booking the next one.

Although part of my dh sais to wait till May 2007, as he is a little concerned about the rain. He liked it when the temp went to lo 70's walking around the park in Oct.

The links I provided ealier are some of the homes I have found through extensive searching.
There are so many homes to choose from it's a bit bewildering.

However, for a nice 4 bedroomed home close to all the attractions and within easy reach of restaurants and supermarkets, then just off the 192 (like Indian Creek) is an ideal place to be.

I agree with Simon, but we tend to try and find the nice home that suits our needs, all the homes we have rented have been UK owned and all carry the support of a local management company.

Our search is narrowed down because we rally want a south facing pool that is fully fenced for extra privacy/ a VCR / and just located off the 192 either the Formosa Gardens area or Poinciana Boulevard.

We are very fussy because our first villa rental was a nightmare, it was a 10 year old home that had basically been neglected for a long period of time, the management company had given up on the owner..and we turn up to find the home looking like it needs knocking down - so we don't make mistakes anymore.

In addition we have driven around most of the developments in the area so we have a good eye for the best one's.

There were loads of them I liked however I think its the Coral Coves that sticks out the most, dont know why perhaps its coz the site has dolphins all over it LOL!

I have emailed 4 of them and asked for prices both for March and May. Then we will be able to sit down and take a look at which ones of those 4 we prefer. I am a little worried about renting it out privately, however my husband prefers to rent privately just so he doesnt have to pay any more than someone privately is charging. I think the Coral Cove site was independant. Thats the only thing that puts my mind off that one, other than that it looks really nice and it looks new.

The one your staying August looks nice, but the one in Cumbrian Lakes is a little far.

Calabay Parc is nice, but the location is not ideal (in my opinion).

You do get a feel for the people who own the homes and the majority are very friendly and always respond quickly.

All of the one's I provided you with are homes that we have expressed an interest in, a few of them might not have been available when we enquired.

I know one of our fellow diser's booked the Coral Cove one recently , after asking my advice and exchanging a few pm's - and having stayed and driven round IC numerous times it is a good choice.

Cumbrian Lakes is further away yes, especially as Poinciana Boulevard can get very busy traffic wise - we stayed there just because we didn't want to choose the same development each time we go.

I mean I am far from am expert but because I did make a bad mistake the first time we rented one I do know what to look out for now.

We normally stay in a 4 bedroomed villa behind Wal-mart just off the 192. Its our friends villa, So we do them a favour by going over and checking if its being kept to a good standard by the managment company

The other thing I have just found and didnt even think of was safety fences or alarmed doors for the pool area. I was looking at one of the sites Simon sent they mentioned the alarm or fences. I cant believe I didnt even think of that.

Anyway I have sent coral cove another email asking them if they have those facilities. On that site Simon mentioned were some good prices about £415.-- a week low season. However, none of them really appealed apart from this Coral Cove.

I am so excited now. Just hope Dh makes his mind up what month and when will he book it, considering xmas is round the cornor.

That's ok glad to help.

You will probably find that most if not all pools now have to have the safety fencing - it was certainly there on our last villa at Indian Creek and at Cumbrian Lakes in August too.

I do not know much about Indian Ridge but it looks an older development.
This may explain the cheaper price perhaps?
