Hello,

As we are looking at a first villa rental, are their any 'villa experts' who can advise me?

I have posted another thread on Indian Creek as that is where I am thinking of staying, but would appreciate any info. on best location, which have community facilities and average prices to pay.

I would love to hear experiences from people who have rented a villa, are there any people on here who know a lot about villa rentals?

I certainly wouldn't call myself an expert by i'll try to help, here's what we look for in a villa-

Location - preferably Formosa gardens area (Rolling hills, windsor palms, windsor hills, indian creeks ect)

View from pool - we prefer a pool with a view not backing onto other villas

South or west facing pool - this is a must, we spend alot of afternoons by the pool.

Two master bedrooms - no arguments over the best room

Free phone calls and wireless internet connection

Nice viila decor nothing too over the top

good villa management company, the first time we hired a villa the management co took 3 days to reply when we had an issue with the pool heating ie they hadn't turned it on!

Key lock box, no finding a management co to collect the keys from.

Indian Creek is in a good location - we stayed there a fews years ago. Absolutely nothing wrong with it but it is not a gated community with community facilities and we found this is what we would rather have - just a personal preference :goodvibes

We stayed on Indian Creek back in October 2006 and will be back there October 2009 when it arrives. It was a nice estate, i never felt any issues with it not being a gated community.

I couldn't have put it any different myself:goodvibes

I've just replied on your other thread to say we've just booked a villa in Indian Creek. This was after extensive research. Our only other stay in a villa in all our trips to Florida was one in Eagle Point, which we had booked before Xmas and then we were advised it was double booked (not in our favour). However, every cloud has its silver lining and all that . . . . the Indian Creek one ticked all the boxes - exactly as above since our friends are coming with us this year - and the location looks to be better.

When we first decided on a villa couple of years ago, I mentally had a 'wish list'; would suggest you do the same because there are a gazillion villas and rental homes out there to choose from . . . . good luck, it's fun looking for one:surfweb: :cool1:

As per the above, if you have kids, try to get one with a bathroom open to the pool.
Saves the carpets getting soaked or tiles becoming slippy.

Check seating arrangements outside suit your party, similar check dining arrangements suit party size.

Two master bedrooms is great if it's two couples, two kids and it's designed to cause a fallout. :)

All local calls are free, free calls to the UK is a nice to have but it's cheap with a phone card so I don't have this on my list.

Management Co. is a toughy, you don't know how good they are till you need them. Make sure they are local.

You don't pay too much more for a 4 bedroom, consider this if you need three bedroom, you may get a better configuration to suit you (more bathroom, extra living room) for not a lot more.

When asking the pool aspect, be clear what direction you mean.
Some pools have three sides open, you need to know exactly what "south" means.

Location I'm pretty flexible on. You really need the car to go anywhere, another 10/15 minutes doesn't bother me if the villa ticks the boxes and the price is good.

We've stayed on Indian Creek a number of times and it's perfectly fine. It's about a mile from the 192 and has plenty of eateries and a supermarket at the top of the road. It is possible to walk to these facilities, but I wouldn't advise doing it after dark as it is pitch black.
